Traffic study trip breakdown

Traffic study alternative uses

We are being asked to install over 1,300 feet of ADA compliant sidewalk of which 600 is NOT even on our project site to create a more accessible community.

We are being asked to dedicate an additonal 120 feet to a right turn lane over and above what has been in the plans for years, to provide for a better traffic flow in the area.

We are being required to pave our lot with pervious ashalt which is significantly more expensive in order to be more sensitive to the enviroment and be a better neighbor. The new site plan also minimizes facility visibility from the street.

Streetscape Rendering

Community Benefit Pedestrian, bicycle and streetscape improvements along 41st and Soquel Avenues Substantial tax increase to Santa Cruz County with 27 million in taxable sales + Property Tax Multiplier effect on other local businesses Estimated by year three, 35 to 40 additional jobs with $70,000+ compensation Increase support to local non-profits focused on less fortunate youth through our “G for Kids” Foundation
