1 This is a rare opportunity to acquire one of the few privately owned game reserves in Zambia with 65 km on the shores of Lake Kariba.

2 KotaKota Hills was founded in 1984 and comprises the largest peninsula on the Zambian shoreline measuring 14 km from east to west and 9 km north to south. This well established game reserve has 7,000 hectares and has seen considerable investment including 7.5 km of elephant-proof game fencing which is 2.4 m high. The emphasis is on conservation and Kota Kota Hills was recently nominated as a National Heritage site by Zambia's National Heritage Conservation Commission National Heritage site as it has four archaeological Middle Stone Age sites as well as fossil tree trunks.

5 Accommodation Buildings comprise of a main lodge with library, fishing room and bar, three-story restaurant and entertainment center with a deck overlooking the lake, business center, boardroom and Spa. The accommodation is in four A-frame chalets, four luxury tents, and four 'cave chalets carved into the cliff on the edge of the lake. Each chalet has its own private veranda and is accessed via rosewood decking pathways.

9 The reserve is already home to some 200 elephants which can frequently be seen in large herds, as well as 46 species of other mammals, 50 species of fish, reptiles and prolific bird-life with up to 400 species easily spotted. The property incorporates a unique strip of land 4.3 km, which represents the only land route into the area. It has easy access by road, boat or plane with its own landing strip and is only a 35 minute flight from Lusaka or 45 minutes flight from Livingstone airport. The property is a registered company and the buyers will by buying the company. There is a 99 year renewable lease with the Zambian Government.
