Revitalization. Education. Development.
Revitalization - Giving new life to targeted neighborhoods (Arbor Glen, Cardinal Glen, Double Oaks, Druid Hills, Genesis Park, Greenville, Lakewood, Park at Oaklawn & Seversville). Education - Educating homebuyers, homeowners & the community as a designated CDFI, NeighborWorks® Homeownership Center of Charlotte (HCC) and HUD-certified counseling center through pre-purchase, financial literacy and foreclosure prevention advising. HCC has created homeowners & counseled 17,715+ households. Community leaders receive assistance with establishing and achieving neighborhood goals to create for a more cohesive community through the organization’s robust community engagement line of business. Development - Providing affordable for-sale and rental homes in North Carolina, South Carolina and Georgia. The Housing Partnership has added more than 2,200 apartments to Charlotte’s inventory, to date.

Pre-purchase Advising, Homebuyer Education, Financial Literacy and Outreach
Orientation – All customers must attend orientation. Upon orientation completion, customers may choose to enter the Homeownership Program by paying required fees: $50 for one person; $65 for two people Costs includes cost of four part financial literacy series, one credit report, financial coaching tools, one-on-one advising sessions, etc *Revamped pre-purchase program – Fee schedule added, revamped financial literacy classes, more hands-on in classes, orientation requirement, increased cost of 8-hour homebuyer education.

Pre-purchase Advising, Homebuyer Education, Financial Literacy and Outreach
Customers must attend four part financial literacy series prior to being assigned to a Homeownership Advisor: 1) Understanding Credit Part 1 2) Understanding Credit Part 2 3) Managing Your Money Part 1 4) Managing Your Money Part 2 Once customer completes all classes, customer is assigned to a Homeownership Advisor for one-on-one pre-purchase advising. The Advisor places the customer into the 8-hour Homebuyer Education class as deemed ready for such class.

NCHFA CPLP Process Flow with Housing Counseling Agency (HCA)
Customers deemed mortgage ready are referred to a NCHFA Lending Partner for pre-approval 1) HCA reviews all eligible downpayment assistance programs with customer ie HouseCharlotte, etc 2) Once HCA receives package from Lending Partner, HCA schedules session with customer to sign CPLP documents, review terms, revisit budget, etc 3) HCA submits CPLP docs to NCHFA 4) HCA maintains contact with customer and Lending Partner to ensure smooth closing

Community Outreach City of Charlotte employees – Series of homeownership seminars provided for staff CMHP owned apartment complexes CRRA Realtor Presentations – Working With Non-profits seminar, etc Charlotte Housing Authority (CHA) Homeownership Program – Financial literacy series to participants then referred to homeownership program if certain criteria is met.
