If you can’t preview them all then look up and review the comps Pre-set appointments to preview 3-4 properties after every Open House. Use this as an easy way to invite qualifying guests to join you. Try the ‘Open House sandwich’ technique to build rapport and make connections with the neighbors. The day before or morning of the Open House knock on the neighbors doors to invite them to the Open House. Follow up with neighbor after the Open House as a pop-by or call to get their feedback. Remember to always inquire if they have friends or family that are considering making a move. Use 8-12 directional per Open House with the balloon as the neighbor permits. Put the majority of signs in high visible, high traffic locations. Go out of your way and work with the Seller to make the Open House warm and inviting. Clean house, staging, baked goods, visual information, etc. (as appropriate and in compliance for your area). Give every guest a warm, friendly, professional greeting. Close for the sale or an appointment with every guest. Maintain great rapport with past customer in the area. Moore or Michael’s (chain craft stores) under $10 each Post creative, informational materials on the display board that will generate questions and engage conversation with Open House guests such as: Personal Bio Current local market stats Internet marketing strategy Office success information Gold Services: Interest rates “This Home Comes with a New Mortgage…” Rent vs. Buy local comparison Be creative! Tip: Use reusable glue to update the board as needed. (Available at any supply store.)
