Where Do I Pay My Dues? Maintenance dues are payable to:
Copper Lake Association Inc. Payments are due January 1, April1, July 1, and October 1, For 2017 the dues are quarterly If your book is not received please contact Crest Management Company for payment books Dues for NBC the “master association” are separate from Copper Lake. Please contact at Hawkeye Management for details.

COPPER LAKE TIPS Copper Lake is very proud of its ambience and appearance. We do not have many rules, but there are some very essential guidelines to keeping our community looking great and promoting safety throughout our village. We count on the help of every resident to help us enjoy and maintain Copper Lake.

What is Included in my dues?
Lawn Mowing Trimming of Plants and trees that are not over 8 feet high Weed control Pest Control on all front outdoor areas Fertilization of all lawn areas, palms and ornamental plants in front areas Mulching two times a year Annual trimming of the tall palm trees up to 5 per home, only Queen Palms, Washingtonia Palms, and sable palms Owners are responsible to have other personal trees trimmed House painting every 6 or 7 years as needed

WHAT IS NOT INCLUDED IN MY DUES?
Repair and maintenance of your irrigation/sprinkler systems Cleaning of roofs when they become dirty (nomoredirtyroof.com) or others Roof repairs or replacement of roofs (repairs should be done by a licensed, insured, contractor. )

ACC APPROVAL Ben Beck at is the Copper Lake chairperson of the Architectural Control Committee. Be sure to contact him to submit an ACC Application for approval before undertaking any changes to your homes exterior. Annual plantings and basic landscaping upkeep are not included

DO NOT FEED THE CATS OR DUCKS
Follow good conservation rules and do not feed any wild ducks. The same goes for Feral Cats. NBC has a very effective TNR (Trap, Neuter, and Release) cat program to keep our cat population healthy and stable, but we need everyone’s cooperation to make it work. There is only one official feeding station for cats in Copper Lake—. TBD Please contact Crest Management Group if you are interested in helping with this program.

ANIMALS Hand held leash whenever they are out-
Leash and Scoop-Dogs must be on a Hand held leash whenever they are out- doors. It is a must that homeowners keep Copper Lake free of dog droppings by cleaning up after their pets. Use a Poop scoop and put those remains in your own garbage can. Thank You

ESTOPPEL REQUESTS All estoppel requests should be sent to Crest Management Group 6413 Congress Avenue, Suite 100 Boca Raton FL – along with a check payable to the association for the fee of $ The Estoppel will be completed on a standard form, and returned by E Mail, fax or regular mail. If a courier is required, please send a prepaid envelope or your account number. You can E Mail An estoppel is also required from the master association, Newport Bay Club. Please contact Hawkeye Management At Be sure your agent is aware of changes to our by laws and restriction

GARBAGE AND TRASH Store Garbage Cans in the Garage and all waste items out of sight till 6 P.M. at night before pick up. All garbage and trash bins must be stored inside the garage until 6P.M. on the night before Pickup and returned to the garage The next morning after pickup.

LAWN DEBRIS COUNTS AS WASTE ,TOO
Please, please, please do not put any lawn debris out ahead of time. If you cut and trim during the week-end, you must still wait until 6P.M. Wednesday night to put that debris out on the street. (Seeing debris on the street for days ahead of time is a trashy look that none of us want for Copper Lake. No \ garbage on the street please.)

Lights on at Night Please keep your coach lights on at night. It’s a beautiful enhancement to our street lights in addition to being a great plus for safety. With the new LED bulbs, it cost just pennies a week to flip that switch at night and off in the morning. Easier yet, just screw a solar bulb that turns on and off automatically, and you won’t even have to remember to flip that switch.

PATIO FURNITURE All patio furniture, pool furniture, pots, and accessories should be placed in the rear of your home. No furniture, free standing pots, or accessories are permitted on front lawns, driveways, or between the homes.

No Parking Overnight There is NO PARKING OVERNIGHT on the streets.
All cars MUST be in the driveway at night Be careful also to watch out for our grass NO PARKING ON THE GRASS AT ANYTIME.

SPEED LIMIT NBC posts a limit of 25MPH but that’s way too fast to see around our blind curves to spot bikers, walkers, or an oncoming car. Because of Newport Club Drive curves, 15MPH is a much safer speed. Take an extra minute entering and leaving the community to keep everyone safe.

TREES Copper Lake keeps an up to date count of trees in our village. It’s important to know that Copper Lake, and PBC require that homeowners replace any tree that is removed. Please contact our Landscape Chairperson ,Judith Neustadter at , regarding any tree removal or plans for replacement trees. We only replace Queen Palms for free.

ROOFING Individual homeowners are responsible for their own roof repair and/or replacement. Galena-Tan Black Antique, Galena Cedar Black Antique, Galena Terra Cotta Black Antique roof tiles are the required tiles for all homeowners in Copper Lake when they replace their roof. ACC must approve your request for a new roof. The contractor must be licensed to do roofing in Palm Beach County, have a current license to do so, be fully insured with your home on his policy in case someone falls etc.

Parking of All Cars and Trucks
All cars and trucks MUST park on either the odd side or even side of the street according to the sign and the month. Contractors MUST park on the proper side as well as visitors and owners. It is up to the property owner to enforce this restriction.
