3 Introduction to Floor Care
Sub Title

4 Six Key Points of Floor Care
You shouldn’t put up with a dirty floor Key Point #2 There’s always a good system for you Key Point #3 Floor care is a maintenance cycle Key Point #4 You should have the right tools for the job Key Point #5 It’s critical, but easy to do things the right way Key Point #6 Shiny doesn’t necessarily mean slippery

5 Dust Mopping & Damp Mopping
You will need: Any appropriate PPE Wet Floor signs / blockades Broom or dust mop Dust pan Floor scraper or putty knife Dust mop solution Damp mop handle and head Bucket with wringer Wet vac Floor cleaner

6 Dust Mopping & Damp Mopping
Assemble your equipment and supplies 2. Put on appropriate Personal Protective Equipment, as stated on the product label and MSDS. 3. Post Wet Floor signs or other blockades Use several signs to show the work area 4. Remove any freestanding objects and trash. Vacuum and remove walk-off mats Roll up walk-off mats and set aside Use safe lifting procedures

7 Dust Mopping & Damp Mopping
5. Dust mop the floor Spray the dust mop Follow the label directions carefully for waiting period before using a sprayed mop Do not over wet Use a putty knife to remove any gum or other debris stuck to the floor Start from the far corner and work toward the door Shake the dust mop over a trash can Don’t shake right outside the door 6. Prepare your cleaning solution Mix cleaners according to label directions. Mix with cool water. Hot water may soften the finish and cause discoloration.

8 Dust Mopping & Damp Mopping
REMEMBER T.A.C.T. Changing any of the principles of T.A.C.T. can change the cleaning solution effectiveness. If your floor is heavily soiled, you can increase the TIME the cleaning solution remains on the floor. AGITATING with a floor tool will also aid in soil removal. Always follow label instructions for CONCENTRATION and TEMPERATURE of your solutions.

9 Dust Mopping & Damp Mopping
7. Damp mop light soils Dip the mop head into the cleaning solution and wring out Apply in an overlapping figure 8 mopping pattern Mop each area twice - once to wet and once to collect soils 8. Wet mop heavy soils Let the cleaning solution do the work Dip the mop head into the cleaning solution and lightly tamp in the wringer Do not wring dry - deliver more cleaner to the floor Mop in an overlapping pattern Be sure to get into corners and along edges Rinse frequently Change scrubbing solution when soiled

10 Dust Mopping & Damp Mopping
9. Allow the cleaning solution to dwell for the recommended time, according to label directions Give the cleaner time to soften heavy soils Mop one more time to loosen soils Change the cleaning solution when it becomes heavily soiled 10. Pick up the cleaning solution with the mop or wet vac 11. Rinse heavily soiled areas Use a clean mop head and clean water Apply rinse water and pick up with a mop or wet vac Change rinse water as it becomes soiled. Mop to remove footprints, heel marks and drips 12. Rinse mop heads, buckets and wringers and return them to their appropriate place Launder or rinse and comb mop heads and hang to dry 13. Remove Wet Floor signs or other blockades after the floor is completely dry

11 Dust Mopping & Damp Mopping Tips
Dust Mopping Tips Spraying your dust mop with a “treatment” will increase it’s ability to hold onto the dust that it collects. Follow label directions for the appropriate waiting period before spraying the dust mop. Also follow label directions carefully to avoid over use. Over use can cause floors to be slippery through contamination from oils. Keep your dust mop out of wet or sticky soils. A dirty, wet dust mop can cause streaks on the floor. Use care when shaking the mop. Never leave a pile of soils in high traffic areas. Never shake in high ventilation areas where the dust can be picked up by the HVAC. Use your dust mopping as a time to inspect the floor for heavy soils, spills and areas needing special attention to the floor finish.

12 Dust Mopping & Damp Mopping Tips
Always use clean water when mixing your cleaner (Don’t just pour more cleaner into a bucket of dirty solution) Be sure to use plenty of water when mopping. By changing water and cleaning solution frequently, your facility will not only look great, but also will reduce the need for stripping and recoating. Follow directions for dilution rates. Using too much detergent can affect the finish underneath, require extra rinsing and will be uneconomical. Don't leave the floor wet for too long. Some cleaners can soften the top layer of finish and cause a white, powdery appearance. Cleaners may produce a foam when agitated, but it's not the foam that does the cleaning, it's the chemicals contacting the finish surface. When using an auto-scrubber, trail-mop machine turns along wallboards and on low spots in the floor to collect all scrub solution.

13 Floor Stripping with a Rotary Floor Machine

14 Floor Stripping with a Rotary Floor Machine
You will need: Any appropriate PPE Wet Floor signs and other blockades 2 mops and buckets with wringers Rotary floor machine Stripping pads (brown, blue or as recommended by tile manufacturer) Dust mop Floor scraper or putty knife Floor squeegee Edging tool Room divider dams Wet vac Wipers Floor stripper concentrate Spray foam stripper

15 Floor Stripping - Rotary Floor Machine
1. Assemble your equipment and supplies 2. Put on appropriate Personal Protective Equipment, as stated on the product label and MSDS Protect your eyes and skin from stripping solution If strippers come in contact with skin or eyes, refer to the MSDS immediately and act appropriately Post Wet Floor signs and other blockades Use several signs to indicate the floor area being stripped Rope off area 4. Remove freestanding objects. Vacuum, roll and remove walk-off mats Get help with lifting larger items Set walk-off mats out of the way

16 Floor Stripping - Rotary Floor Machine
5. Dust mop the area As you dust mop, note any potential problem areas Use a putty knife to remove gum or debris stuck to the floor BE CAREFUL – Do not gouge the floor with the putty knife 6. Prepare your stripping solution Mix stripper according to label direction Mix with hot water unless the label recommends cool 7. Apply foaming stripper to baseboards (if necessary) Prepare to control liquid flow Allow to work according to label directions Don’t over spray on wallpaper When done, wipe dry Install door dams to keep stripper from flowing under doorways

17 Floor Stripping - Rotary Floor Machine
8. Liberally apply stripping solution to the floor Dip the mop into the stripping solution and lightly tamp in the wringer Do not wring dry - deliver plenty of stripper to the floor Outline a 10 x 10 foot (3 x 3 m) working area Fill in the working area. Apply stripper in an overlapping pattern Get into corners and along edges Don’t let stripper flow under closed doors or onto nearby carpets 9. Allow the stripping solution to work on the old finish for the recommended time, according to label directions, before scrubbing Do not let the stripper dry on the floor When the floor starts to dry, apply more solution

18 Floor Stripping - Rotary Floor Machine
10. Use your edging tool to loosen old finish close to the baseboards and in the corners 11. Scrub the floor with the rotary floor machine Scrub after you’ve given the stripping solution time to work Use an aggressive pad or brush Scrub across the work area Turn 90 degrees and scrub again (This will help you strip uneven floors) 12. Check your progress Wipe slurry away from a sample area If the floor underneath doesn’t feel sticky, you’re ready to rinse If finish remains, apply more stripper and increase dwell time. Don’t let the floor dry.

19 Floor Stripping - Rotary Floor Machine
13. Flood the floor with water and pick up the slurry Use your floor squeegee to manage the slurry Collect the slurry with a wet vac or mop and bucket 14. Rinse the floor with clean water BEFORE the floor dries Use clean, cool water and damp mop with clean rinse water Mop the floor with a “figure 8” pattern to rinse the entire floor Clean your floor squeegee and use it to pull rinse water away from furniture and carpets 1 inch 15. When the floor is dry, check your work Be sure that all stripper residue has been removed Be sure to wear safety gloves when checking the floor Run your hand over the floor. If there is residue on your hand, you must rinse again Continue to rinse until there is no foam in the rinse water and no residue on the floor

20 Floor Stripping - Rotary Floor Machine
16. Clean your equipment and return it to its appropriate area Wash and rinse pads, brushes, buckets, squeegees and other tools before they can dry Launder or wash and comb 17. Clean your shoes, clothes and hands Always remove and launder any soiled clothes that carry slurry mops and hang to dry IMPORTANT: The floor must now be sealed or finished before traffic is allowed to enter Stripped floors are sensitive to soils and scratches Seal the clean surface before new soils can arrive

21 Top Scrubbing with a Rotary Machine
Sub Title

22 Top Scrubbing - Rotary Machine
You will need: Any appropriate PPE Wet Floor signs and other blockades 2 mops and buckets with wringers Floor scraper or putty knife Floor squeegee Edging tool Rotary floor machine Red, green or blue scrubbing pads Dust pan and broom Wet vac Floor cleaner

23 Top Scrubbing - Rotary Machine
1. Assemble your equipment and supplies 2. Put on appropriate Personal Protective Equipment, as stated on the product label and MSDS 3. Post Wet Floor signs and other blockades Use several signs to indicate the work area 4. Remove freestanding objects. Vacuum and remove walk-off mats. Get help in lifting larger items Roll up walk-off mats and set aside 5. Dust mop the entire floor Use a putty knife to remove any gum or other debris stuck to the floor Be careful. Do not gouge the floor with the putty knife.

24 Top Scrubbing - Rotary Machine
6. Prepare your scrubbing solution Mix according to label directions Use cool to warm water. Hot water may soften the finish and may cause discoloration. REMEMBER T.A.C.T. Changing any of the principles of T.A.C.T. can change the cleaning solution effectiveness If your floor is heavily soiled, you can increase the TIME the cleaning solution remains on the floor. AGITATING with a floor tool will also aid in soil removal. Always follow label instructions for CONCENTRATION and TEMPERATURE of your solutions.

25 Top Scrubbing - Rotary Machine
7. Liberally apply cleaning solution to the floor Dip the mop into the cleaning solution. Tamp in the wringer. Do not wring dry – deliver more cleaner to the floor Outline a 10 x 10 foot(3 x 3 m) working area Fill in the working area with cleaning solution in an overlapping pattern With problem floors - grouted tile or heavy buildup - you may need to work in smaller areas 8. For heavy buildup, allow the cleaning solution to dwell for the recommended time, according to label directions Do not let the cleaning solution dry onto the floor 9. Use an edging tool to clean soils along the wall or on baseboards

26 Top Scrubbing - Rotary Machine
10. Scrub low to medium soiled floors Use a red scrubbing pad Make two or three passes over the area 11. Scrub heavily soiled floors Use a green or blue scrubbing pad Make several passes over each work area Recoat floor if necessary after completing step 13 12. Pick up the cleaning solution with the mop or wet vac 13. Rinse the floor with clean water before it can dry Use a clean mop and bucket Apply a liberal amount of water and pick up with a wet vac or mop

27 Top Scrubbing - Rotary Machine
14. Wipe down baseboards and kick plates using cleaning solution and warm water 15. When the floor is dry, check your work Be sure that all soils and cleaning solution residue have been removed Run your hand over the floor. If there is residue on your hand, you must rinse again. 16. Rinse mop heads, buckets and wringers and return them to the appropriate place Launder or rinse and comb mop heads and hang to dry 17. Remove Wet Floor signs and other blockades after the floor is completely dry

28 Finishing and Sealing Procedures
You will need: Any appropriate PPE Wet Floor signs and other blockades Rayon or synthetic mop head Bucket with wringer and clean wheels Trash can liner(to fit the bucket) Soft lead pencil Finish or sealer

29 Finishing and Sealing Procedures
Before finishing or sealing, all dust, debris and soil must be removed by scrubbing or stripping. Never seal soils into the finish. 1. Assemble your equipment and supplies 2. Put on appropriate Personal Protective Equipment, as stated on the product label and MSDS 3. Post Wet Floor signs and other blockades Use several signs to show area being finished Keep traffic off the floor being finished 4. Prepare your mop and bucket Line your mop bucket with a plastic trash liner. Avoid finish contamination and make cleanup easier. Wet your rayon mop with clear water and wring dry 5. Pour enough sealer or finish for the area You can always add more finish to the bucket

30 Finishing and Sealing Procedures
6. Dip the mop head into the finish or sealer Tamp the mop head in the wringer. Do not wring out the mop head Hold the mop head above the wringer and count If no more drips, the mop is ready 7. Apply the finish or sealer Draw a 10 x 10 foot (3 x 3 m) frame with the finish or sealer Pull the finish or sealer from the outer frame to the center of the work area Use an overlapping figure 8 pattern. Flip the mop gently 1/2 of the way through the area Apply all the way to the baseboard on the first and last coat only 8. Allow each coat to dry Normally this takes minutes, depending on the finish or sealer Rule of Thumb: Do not recoat until the finish is dry to the touch plus 15 minutes

31 Finishing and Sealing Procedures
9. Use a soft lead pencil to number each coat (in very small numbers) Write the number of the coat in an inconspicuous location As each coat wears or is washed off, the number will disappear You will be able to see how many coats remain Apply additional finish or sealer coats until desired appearance is achieved Do not apply more than 4 coats in 24 hours (conventional finishes - 3 coats) Do not buff between coats Do not buff for at least 24 hours after application of the final coat Remove and discard the liner and leftover finish Thoroughly clean the mop head, bucket and wringer 13. Remove Wet Floor signs and other blockades after the floor is completely dry

32 Finishing and Sealing Tips
Apply finishes or sealers with a clean rayon mop. Use this mop ONLY for this finish or sealer. A cotton mop can leave lint and discoloring oils on the floor. Apply an even coat without rubbing or scrubbing. Keep the mop on the floor - no drips or slaps. 3. Once the finish or sealer starts to dry, don't disturb it 4. Allow the recommended drying time between coats 5. Don't try to "force dry" a finish or sealer with a fan. This can affect the film-forming character of the product and cause ripples. If you use fans for ventilation, direct them up and away from the floor. 6. Don't "dry-strip" the old finish or sealer

33 Spray Buffing You will need: Any appropriate PPE
Wet Floor signs / blockades 175 RPM rotary machine; red buffing pads RPM rotary machine & white pads Dust mop and dust pan Damp mop and bucket Spray buff solution in a labeled bottle e

34 Spray Buffing 1. Assemble your equipment and supplies
2. Put on appropriate Personal Protective Equipment, as stated on the product label and MSDS 3. Post Wet Floor signs or other blockades Use several signs to define the area being cleaned 4. Dust mop and damp mop the floor Always start a buffing job with a clean floor 5. Mount a red buffing pad on the rotary floor machine Have extra, clean red buffing pads on hand 6. Apply spray buff solution in a fine mist Dispense from a labeled bottle Do not apply too much spray or hazing may result

35 Spray Buffing 7. If you are using a 175 RPM machine, make three passes using a swinging motion over the work area Pass #1 spreads the solution and dries it Pass #2 and #3 polishes the finish If the floor isn’t glossy after three passes: you’re using too much spray finish your pads are dirty If you are using a RPM machine, make a single pass in a straight line over the area 9. Change pads as necessary Change to a clean pad when the pad begins to collect particles and dried spray buff solution Change pads when you see dull spots or streaks on the floor

36 Spray Buffing Dust mop the floor after the entire area has been buffed Start at the far corner and work toward the door 11. Clean your equipment and return it to its proper location Wash pads and hang to dry Clean floor buffer and other tools Wash your hands 12. Remove Wet Floor signs or other blockades after the floor is completely dry and after dust mopping is complete

37 Spray Buffing Tips A “shot” of spray buff solution moistens and softens the dirty floor surface. The spinning pad scrubs soils loose and collects the soils. Be sure to buff before the spray buff solution has time to dry. Try to spray buff the surface on a regular basis, 1-3 times per week. Use restraint when applying solution. Carry the spray bottle in a convenient place. Holsters or attachments that mount onto your rotary floor machine are available. Take good care of your pads. Check and flip when they get soiled. Wash and rinse when heavily soiled.

38 Ultra High Speed Burnishing

39 Ultra High Speed Burnishing
You will need: Any appropriate PPE Wet Floor signs / blockades Mop and bucket UHS burnishing machine Dust mop and dust pan Burnishing solution in a labeled bottle Recommended burnishing pads

40 Ultra High Speed Burnishing
1. Assemble your equipment and supplies 2. Put on appropriate Personal Protective Equipment, as stated on the product label and MSDS 3. Post Wet Floor signs or other blockades Use several signs to define the area being cleaned 4. Dust mop and damp mop the floor Always start a burnishing job with a clean floor Inspect the floor for areas needing special attention 5. Mount the appropriate pad on your UHS burnisher Pad selection is important Soft pads don’t burnish fast enough Aggressive pads can burn Confirm pad selection

41 Ultra High Speed Burnishing
6. Make ONE pass over the work area If the floor isn’t glossy after one pass, THEN pass again 7. Treat high wear spots with a fine mist of spray buff solution Dispense from a labeled bottle or dispensing equipment mounted on the burnisher Do not apply too much spray or hazing may result in hazard 8. Change pads as necessary Change to a clean pad when the pad begins to collect particles and dried spray buff solution Change pads when you see dull spots or streaks on the floor 9. Dust mop the floor after the entire area has been burnished Start at the far corner and work toward the door

42 Ultra High Speed Burnishing
10. Clean your equipment and return it to its proper location Wash pads and hang to dry Clean burnisher and other tools Keep equipment tuned-up Wash your hands 11. Remove Wet Floor signs or other blockades 12. Ask yourself the following questions Is the floor clean, glossy and free of powder? Is equipment cleaned and stored?

43 Ultra High Speed Burnishing Tips
Use discretion in the use of your UHS spray buff solution. Too much liquid can quickly lead to plugged pads. Review your equipment maintenance procedures. Identify who is responsible for inspection and where equipment is taken for tune-ups. Propane burnishers require more maintenance and safety precautions than electric machines do. Periodic maintenance, performed by a qualified service mechanic should include: Check and add oil Change oil and air filters Periodic torque adjustments Periodic clutch adjustments Engine carburetor adjustments for reduced exhaust fumes Consider a spray attachment mounted on your burnisher. This convenience makes the burnishing process a lot more efficient.
