5 Make-Ready Maintenance Turn to page 1 in your Resource Guide and take notes. Make the apartment as good as new. Seeing the vacant apartment through the eyes of the future resident and your management team. Lets take a Make-Ready tour with a maintenance pro, courtesy of a brief video. 7 Make-ready Checklists & Inspections First Inspection identifies the overall condition of the apartment. Second Inspection verifies that the apartment is ready for its new residents. Using the Make-ready Checklists to track the Make-ready Process. Using the Make-ready Board to track the Make-ready Process. Lets Try It: Mini Make-ready Inspection! Turn to page #4 in your Resource Guide.

8 Debriefing!! What maintenance issues did you find during the Inspections? What things looked good? What was easiest about this inspection? What was the hardest? Was there any items damaged by the prior residents? Will the prior residents have to pay for any of these damaged items?

9 Caulking 1.Remove the Old Caulk 2.Mask the Edges of the Joint 3.Apply the Caulk 4.Smooth the Joint 5.Finish Up the Job

10 Ceilings & Walls: Fixing Dent/Gouge in Drywall 1.Trim away loose or frayed paper. 2.Prepare Joint Compound. 3.Apply Joint Compound. 4.Let Joint Compound dry. 5.Apply a second coat of Joint Compound. 6.When patch is dry, sand and prime.

11 Ceilings & Walls: Fixing a Popped Nail or Screw in Drywall 1.Drive drywall screw through the drywall. 2.Carefully dimple the popped nail using a hammer. 3.Fill the dimples with joint compound. 4.Allow compound to dry. 5.Apply second coat of joint compound. 6.Sand the area with fine-grit sandpaper. 7.Wipe, prime, and paint surface.

12 Ceilings & Walls: Repair a Small Hole in Drywall 1.Prepare the Area. 2.Apply the Patch. 3.Apply Wallboard Compound. 4.Prime and Paint.

13 Ceilings & Walls: Patch a Larger Hole in Drywall 1.Prepare Opening 2.Install Support Blocking 3.Install Drywall Patch 4.Tape Joints 5.Apply Joint Compound 6.Prime and Paint

14 Ceilings & Walls: Repairing Plaster 1.Widen the surface of the crack using a hammer and chisel. 2.Remove debris. 3.Wet surface. 4.Spread plaster patch material. 5.Allow time to dry. 6.Apply second coat of patch material. 7.Sand surface smooth. 8.Prime and Paint.

15 Ceilings & Walls: Repairing Orange Peel Surfaces Manual Technique: 1.Prepare redi-mixed joint compound. 2.Apply compound with 3/8 nap roller. 3.Feather out the rolling. 4.Do a final roll in one direction. 5.Allow time to dry completely. 6.Lightly sand. 7.Rub the repaired area with cloth. 8.Prime and paint.

16 Ceilings & Walls: Repairing Orange Peel Surfaces Aerosol Spray Technique: 1.Protect working area with plastic. 2.Read instructions for spray texture. 3.Hold spray can 12 to 24 from surface. 4.Spray using circular motion. 5.Let dry and paint.

17 Ceilings & Walls: Repairing Orange Peel Surfaces Using a Pressure Sprayer: 1.Protect working area with plastic. 2.Read the instructions. 3.Stand 3 to 4 feet from the wall. 4.Move sprayer in sweeping motion. 5.Rinse and clean equipment. 6.Let dry and then paint.

18 Tile: Cleaning Grout 1.Spray Cleaner or Bleach. 2.Let cleaner soak into grout. 3.Scrub grout with stiff brush. 4.Dry grout with a clean cloth. 5.Apply grout sealer. 6.Keep clean.

19 Tile: Re-grouting Tile Prepare the Area: Scrub tile & grout with cleaner. Remove damaged grout with grout saw. Clean area. Apply Grout & Sealer: Mix grout Damp area Apply new grout Smooth the new grout Let the grout dry. Clean and apply grout sealer.

20 Tile: Replacing Tile 1.Remove the Damaged Tile. 2.Install the Replacement Tile. 3.Apply Grout.

21 Curb Appeal and Exterior Inspections

22 Swimming Pool Area Safety Visible Depth Markers. Self-closing and Self-latching Gates. Life-saving Equipment. Adequate Lighting. Phone for Emergencies. Proper Signing.
