8 Initial Conundrums We had no idea of final headcount We had no idea of what was needed – apart from more space! We had no real idea of the budget allowance We had been given a challenging timeline The facility was not fit for our purpose Blocked design in terms of light Interim space was also required

9 The Project (I) Professional team assembled Cost plus contract (not my favourite) Project split into 2 phases (I) The strip out >140 fume cupboards >All of the lab furniture >Modular office/meeting rooms >Lab frontage >Flooring >Ceilings

10 The Project (II) (II) The fit out design >Developed in parallel with the strip out (and beyond!) >Based round flexibility, innovation and interaction of staff >Was phased according to business and scientific priority >Executed round existing laboratory envelopes >Opened up blocked areas > Maximised atria usage

11 Major Issues During Construction Design was done on the fly M & E design could not keep up with the programme Sticking to the programme once it was set Scientific priorities changed so the design had to keep up with those changes Merger with MedImmune part way through! Budget Co ordination

12 Major Issues From Base Build (I) Some core facilities inadequate for our purposes Meeting rooms Catering facility As built often did not match record drawings Light penetration from technical corridor to labs poor Circulation distances were long Large atria, not efficient use of space, or particularly liked

13 Major Issues From Base Build (II) IT infrastructure not compatible Security strategy was inadequate for our risk profile Access controls not compatible Control systems Existing plant specification was often wrong for our purposes

28 Summary Re furbishing an existing facility saved about 18 months Just because its labs doesnt mean its fit for purpose Base build didnt match our design philosophy Cost control was difficult on a cost plus contract Doing it quickly increased stress levels of everyone The end result is a tribute to the professionalism of the teams The customers love it!
