MOBILE NOTARY vs. SIGNING AGENT
Must be a commissioned notary NNA Certified & Background Check Knowledge of the RE & loan process Cannot offer legal advice but can guide borrower through docs Big escrow/title require 100k insurance All signing agents are notaries, but not all notaries are signing agents Identify the signer & that they are signing freely Cannot offer legal advice Usually low level Bond & Insurance

IMPORTANCE OF THE NOTARY
“Just a Notary” Last person to come in contact with borrower Extension and representation of your company Making your client feel at ease during this life changing event Ability to guide clients through the loan documents Go into issues people have had – missing signatures, rate lock expiring, documents like PCOR, stmt of info aren’t filled out, docs not returned ASAP all of these things delay closing. What does that mean for you – delayed payment and no referral or repeat biz

Escrow usually does BUT you have a say! Many escrow/title co’s use signing services You choose. You have the control. Control = happy clients = more referrals = more $$$$
