8 Purpose The purpose of environmental assessment is to determine the nature and extent of contamination in order to develop remediation (clean up) strategy and costs. Work will then be reviewed by a variety of other environmental professionals including: the DEP, ZBA consultants, insurance companies, attorneys, financial institutions, etc. Assessment and Remediation must comply with State Regulations: MGL 21E & the Massachusetts Contingency Plan (MCP) 310 CMR

70 Conclusions Coler & Colantonio, Inc., the DEP and EPA along with an array of consultants have made a best faith effort to access the environmental conditions at the property. Based on our review of all data AOC-1, AOC-2, AOC-3, AOC-4 require additional remediation and assessment. (AOC-5 has been combined with AOC-4.) AOC-6, AOC-7 and AOC-8 require cleanup of surficial debris only.

71 Conclusions (Con’t.) All surficial debris will be removed off Site during development. The goal is to cleanup the property to a level where “No Significant Risk” exists, in accordance with all applicable regulations. During development if unforeseen conditions exist they will be addressed appropriately.
