12 Accomplishments Greenbrier Community consists of 406 homes
330 homes are annexed into the HOA 76 homes remain to be incorporated 17 homes have consent paperwork submitted for a Jan 2019 Recording 59 homes have yet to respond Homes in Flower of the Forest (21) are awaiting official notice that we intend to annex them. Several have already signed consent forms. Letters to be mailed prior to 30 Jan 2019 12

BOD Resignations: Chairman, Treasurer, Secretary Two separate mailbox clusters were inaccessible by Postal Office personnel for delivering mail. Package delivery notices with no packages arriving. Entrance/Playground area not being upkept Speeding complaints Animals at large / Missing Property Destruction – Pet waste dispensers, Fence panels, Fence rails General Maintenance (home exterior/lawns) 13 RESPECT OUR COMMUNITY

15 FY 2019-2020 DUES Annual Dues HOA Fiscal Year
$ for upcoming fiscal year *Suggest 5% $158 HOA Fiscal Year July 1, 2019 to June 30, 2020 Payment schedule is as follows June 1st dues notice mailed July 1st payment is due July 15th is the final cutoff day to avoid late fee ($10) Please notify the treasurer by June 15th if you have not received a dues notice. *Note: Not receiving bill by mail does not relieve your payment responsibilities. 15

16 2019 Budget Lawyer fees for 2019 should remain somewhat constant with 2018 to have remaining homes and Flower of the Woods annexed. Landscaping costs have risen $400 per year. The BOD has secured a three year contract to mitigate rising costs and ensure reputable company is handling. Playground Mulch addition Playground Equipment Repair/Replacement. 19 2019 PROJECTS Annexation of remaining Greenbrier homes
Annexation of Flower of the Woods Community Environmental Management – Annual system maintenance of the drain fields and stormwater system MetCom installation of a 185,000 gallon water tank (previously funded by developer) 19

20 HOMEOWNERS RESPONSIBILITIES
Be a good neighbor and look after each other Keep home and surrounding area clean and free of debris/clutter Pick up after your animals (use leash for walks) Keep grass neatly trimmed (both sides of sidewalk) Respect your neighbors and their property Notify the BOD of any violations or nuisances you are unable to resolve Check the website for news and updates Be familiar with the covenants and restrictions. (e.g. No storing of RVs and boats.) Get approval BEFORE you build (fence, deck, addition, shed, and etc.) 20
