We must consult leaseholders about any work that will cost them more than £250
The relevant legislation is:
S20 of the Landlord & Tenant Act 1985
S151 of the Commonhold & Leasehold Reform Act 2002
The Service Charges (Consultation Requirements) (England) Regulations 2003

4. Leaseholder Observations
Legislation says that we must ask leaseholders for their observations on the proposed works
These observations must be in writing
They must be received within 30 days of the date of the Notice
