5 Spring Maintenance Damage to exteriors Fix screens/screen doors
Inspect roof (missing, damaged, loose, moss) Water leaks and stains Caulk gutters and downspouts Repair sidewalks and steps Tighten loose door hinges Check for pests

6 Summer Maintenance Mow / weed lawn and flowerbeds Pick up all trash
Remove cars that don’t run Plant trees, shrubs, flowers Don’t plant too close to the house Remove mildew

7 Fall Maintenance Inspect siding for needed repairs
Clean out & check for holes in gutters Weather-strip doors/caulk windows Check furnace Drain water from outside hoses and turn off outside faucets Paint exposed wood

8 Winter Maintenance Clear snow off porches, sidewalks, driveways
Change furnace filters at least 2-3 times per year Drain water heater 2-3 times per year Inspect kitchen / bathroom tile for cracks or missing grout

9 Home Maintenance Funds
Establish an ARF (Annual Reserve Fund) Purchase Price X 1% = ARF $60,000 times 1% = $600 ARF  12 = Monthly Set Aside $600  12 = $50
