2 Lot 7C Public Meetings to Date
September 21, 2016 – Developer presented to City Council. September 27, 2016 – Developer and staff held an open house presentation. October 1, 2016 – Developer presented to the PSD. October 4, 2016 – Developer presented to the DDA. October 10, 2016 – PSD and DDA held a meeting to discuss the proposal. October 11, 2016 – Planning Commission discussed the proposal.

3 Overall Theme from the Lot 7C Community Discussions and Meetings
There is interest in the potential redevelopment of Public Parking Lot 7C. However we must ensure that as this process plays out it will result in a project that benefits the community as a whole, is transparent, and will allow for more than one developer to look at Lot 7C for redevelopment. At a minimum any proposed redevelopment should: Be consistent with the Downtown Strategic Plan and City Master Plan, Be consistent with the City’s Zoning Ordinance, Have no net loss of public parking, and probably include more public parking, Include a mixture of residential uses and potentially first floor commercial uses, Have enough additional parking to satisfy the existing public parking and these new residential and commercial uses.

4 Potential Process City Council declare their intent to see Lot 7C be redeveloped. And that any potential redevelopment: Be consistent with the Downtown Strategic Plan and City Master Plan, Be consistent with the City’s Zoning Ordinance, Have no net loss of public parking, and probably include more public parking, Include a mixture of residential uses and potentially first floor commercial uses, Have enough additional parking to satisfy the existing public parking and these new residential and commercial uses. Any interested parties shall submit a letter of interest in developing Lot 7C per the high level requirements listed above and deposit a $1,000 refundable fee by November 30, This letter and fee will signify their commitment to studying the feasibility of the developing Lot 7C. 

5 Potential Process (cont’d)
Each development team then spends six (6) months studying the feasibility of the development of Lot 7C. At the end of the six months May 31, 2017, the developers will submit a proposal to redevelop Lot 7C which at a minimum will include: A narrative of how their proposal and how it is consistent with the Downtown Strategic Plan, the City Master Plan and the City’s Zoning Ordinance, and how it will benefit the Holland Community. A parking analysis showing the total parking being provided for the public as well as the tenants, A conceptual design of the building elevations, the parking layout, the interior floor plans, A site plan showing ingress and egress to the site as well as any public right of way amenities. A market analysis of the both the residential and commercial uses, A pro-forma showing all construction costs, and sources of funding. The City will then have a team that will review the proposals and determine if any of the proposals warrant further review and potential negotiations to develop Lot 7C.
