It is not a design style but rather an orientation to design, focusing on the end-user.

1. Building Permits A construction permit or building permit is a permit required in most jurisdictions for new construction, or adding on to pre-existing structures, and in some cases for major renovations. Generally, the new construction must be inspected during construction and after completion to ensure compliance with national, regional, and local building codes. Failure to obtain a permit can result in significant fines and penalties, and even demolition of unauthorized construction if it cannot be made to meet code.

2. Variances A building code variance is a permit issued by the municipality that allows some sort of a violation of the building code. Example, the town may decide to allow a house to be built on a lot with 190 foot frontage when the building code requires 200 foot frontage. The process for obtaining a variance includes a study of the request and how it would impact the neighborhood. Once the variance is issued it must be recorded immediately in the land records and will benefit the property from that time on.

Aesthetic zoning regulations are limited in nature and must follow various guidelines, designed to improve the appearance of the area and create a cohesive look. Any changes to the property must be approved by the zoning board.
