2 Top 10 Cities in Forecasted Growth 2006 - 2007
Moody’s - CNN Money Panama City, FL 21% Wenatchee, WA 16% Mount Vernon, WA 14% El Centro, CA Lakeland, FL Olympia, WA 13% Ocala, FL Yakima, WA Spokane, WA 12% Flagstaff, AZ Fastest growth (forecast) Forecasters at Fiserv Lending Solutions and Moody's Economy.com predict a radical shift in the top 10 list of fastest growers for the 12 months beginning in June; only one California city, El Centro, will be represented. Instead, Washington State will dominate, with five of the top 10 cities. Wenatchee, Washington, which lies about 150 miles southeast of Seattle, is predicted to gain the most of any city in the state, 16 percent. That won't be enough to beat Panama City, Florida, where prices are expected to rise 21 percent. That's impressive, but it's still quite a comedown from the previous five years when price gains among the top 10 fastest growing cities averaged about 20 percent a year. Forecasters at Fiserv Lending Solutions and Moody's Economy.com predict a radical shift in the top 10 list of fastest growers for the 12 months beginning in June; only one California city, El Centro, will be represented. Instead, Washington State will dominate, with five of the top 10 cities. Forecasters at Fiserv Lending Solutions and Moody's Economy.com predict that some of the most superheated markets of the past five years will not only cool, they will actually fall. In Santa Barbara, for example, where the median home costs $638,000, prices are expected to drop 3 percent. They are also predicting that Las Vegas prices, not nearly so high (median $273,200), will fall 3 percent. Some cities among the bottom 10 that have not enjoyed big price run-ups during the past few years will likely continue to stagnate.
