2 Introducing the Portfolio Lending Suite
We’re pleased to introduce you to our suite of Portfolio Lending products. Each is designed to provide affordable solutions for borrowers who demonstrate ability to repay, but may not qualify for other loan programs for a variety of reasons. Potential borrowers include: Borrowers who require Jumbo financing with higher qualifying ratios Borrowers who have recently gone through a negative credit event Borrowers with lower FICO scores or non-traditional credit histories Borrowers with several day late payments in their credit reports  Investors with numerous financed properties

3 Premier Access This product provides up to $3.0 million in funding and features higher ratios and lower FICO scores. Asset-based qualifying is available for retired prospects with income from their “nest egg” such as an IRA, 401(k), bond portfolio or severance package. Features include: Loan amounts from $100,000 to $3,000,000 LTV ratios up to 90% with no MI With DTI’s of 55% with compensating factors Minimum FICO of 650 Non-warrantable condos including Condotels Interest-only option Eligible income documentation can include restricted stock units and asset depletion Derogatory event seasoning is 4 years 100% gift funds for down payment, closing costs and reserves

4 Homeowner’s Access With higher ratios and competitive credit qualifying, Homeowner’s Access is a financing solution for borrowers who can demonstrate ability to repay, but may have a history of day late payments. First-time homebuyers and borrowers with recent unexpected credit events may also qualify. Features include: Loan amounts from $100,000 to $1,500,000 LTV ratios up to 90% with no MI With DTI’s of 55% with compensating factors Minimum FICO of 610 Non-warrantable condos including Condotels Mortgage lates in the past 12 months allowed – one or more 30 days late with max of 1x60 Derogatory event seasoning is 2 years and multiple events are allowed

5 Fresh Start This program is designed for prospective homebuyers who recently experienced a negative credit event due to job loss or a reduction in income. Fresh Start has no seasoning requirements for such credit events, enabling potential borrowers with demonstrated ability to repay to re-establish home ownership sooner. Features include: Loan amounts from $100,000 to $1,000,000 LTV ratios up to 85% with no MI With DTI’s of 55% with compensating factors Minimum FICO of 580 No housing history requirement No seasoning requirement for derogatory events and multiple events are allowed

6 Investment Funding for up to $2 million combined with minimum 620 FICO scoring can add up to create an innovative investment financing solution. This program also provides financing for an investor that may already have several financed properties.   Features include: Loan amounts from $100,000 to $2,000,000 No limitation on the number of financed properties LTV ratios up to 85% with no MI DTI to 43% Minimum FICO of 620 Non-warrantable condos including Condotels Derogatory event seasoning is 2 years
