Order building supplies & manage inventory
Oversee work order system and preventative maintenance schedule
Schedule outside maintenance services
Handle all fire and security alarms
Coordinate emergency procedures affecting buildings and grounds
Walk the buildings

3. Personnel Supervise custodial/maintenance staff
Develop job routines and work schedules
Provide onsite training and professional dev
Communicate regularly with staff
Evaluate custodial/maintenance staff
Coordinate with bldg adm, night crew & park district

4. Compliance Keep up to date with compliance issues
Conduct your own safety/compliance inspections in your buildings
Maintain records required by agencies
Handle building inspections from outside agencies (Ins, fire dept, ROE….)
Follow up on recommendations/deficiencies
Prevailing wage and OSHA

Research new products and processes
Identify & consider areas of energy savings
Identify grant/rebate opportunities
Calculate a cost/benefit analysis
Mandates vs. best practice
Consider intergovernmental opportunities

6. Budget & Long Range Planning
Update facilities inventory/survey
Include areas of potential energy savings
Evaluate others’ maintenance and capital projects requests
Prioritize maintenance & capital projects
Input on building staffing
Monitor budget line items

7. Building Projects Coordinate bid process
Schedule work to minimize disruption
Communicate work schedule to all staff
Oversee project as needed
Attend all project meetings
Identify and take care of punch list items
Communicate on a timely basis to your BM any problems with the project
