New Facility Automation Hierarchy
This is a new model to use in thinking about how facilities and their systems are designed, installed and maintained. This is a hierarchy which means that you always have the base then in certain cases may build up to level 2 or 3. In this model the base is the mechanical and electrical systems that go into any building. These systems consist of functions like HVAC, Lighting, Security, Fire Alarm and Electrical Distribution. The systems can be very basic (like a light switch and bulb) or very complex (like a fully automated, dimming lighting control system with occupant sensors). The decisions about the design and functionality for each of these systems needs to be made for each building project. The second level is that of systems integration. In level 2 we look at bringing systems together for cross system operation and also providing a common or “single seat” user interface. Bringing system functions together for example might pertain to a system where when smoke is detected that we automatically contain and evacuate. Single seat operation provides greater operational efficiency either within the facility or remotely. The third level is enterprise. This is the newest level. In this area we look at tying building systems into business systems as well as remotely operating large numbers of remote buildings. Enterprise allows for optimization of portfolios of buildings by analyzing, optimizing, and tying facility systems into business systems.

At midnight a water detection alarm is communicated through the system. Video is re-tasked to look at restroom door and floor. An alert is sent to the maintenance after hours support person to investigate. If this had been an HVAC freeze alarm a camera would be directed to the appropriate ceiling area. If this had been an after hours intruder showing up in the camera frame the system could turn on all lights and alert authorities. During night time building pre-cooling, the system diagnostics determines a chiller valve has failed, resulting in a reduction in glycol flow, system efficiency, and pre-cool effectiveness. System calculates costs associated with this fault based on real time price forecasts. Due to the high projected cost impact, the system auto-generates a work order and notifies facility manager by smart phone for approval.
