Tasks completed Income approach DRC
Krzysztof Grzesik and Danijela Ilić reported on their work in enhancing EVIP 5 Valuation Methodology – Income Approach at the EVPMB meeting in Athens, October 2019. New draft includes comments made by EVPMB members. On going discussion about the derivation of a capitalisation rate: Mortgage-equity method of establishing capitalisation rate Built up method DRC Roger Messenger undertook complex work on explaining in depth DRC and why it rarely can produce market value in exchange. EVIP 3 - Apportionment of Value between Land and Buildings Dana Ababei revised and supplemented the current text. Issue of common interest and examination of titles and should this be taken into account in apportionment of Value between Land and Buildings
