4 3304 SECOND STREET EAST Applicant is asking for the continuation of the land use of an office use ( Co-Operators ) on a permanent basis, in the front portion of the building Present Manufacturing 40 zoning does not allow offices, unrelated to a permitted use but a Temporary use By Law was approved 3 years ago, ( By law ) to monitor impact. To date no comments have been received Surrounding land uses especially across the street are residential Applicant is asking for the front portion of building’s two storey's to continue to accommodate the office use Planning has structured the recommendation to reflect 1 or 2 storey's, to a maximum 5000 square feet of G.L.A. Economic Development is supportive and recognizes the similarity to those uses in the Service Industrial zoning

10 3304 SECOND STREET EAST Official Plan Policy directs that the municipality must minimize conflict between industrial and non industrial uses and protect adjacent lands Property is located on the perimeter of the Industrial Park Into the future a Service Industrial zone may be appropriate for this part of the Second Street East Supported by all Departments No complaints have been received from abutting land owners

11 RECOMMENDATIONS That the subject land be rezoned on a site-specific basis, to permit business and professional offices at 3304 Second Street East, limited to no more that 50% of the front portion of the existing building and totaling a Maximum of 5000 square feet in Gross Leasable Area
