COST VS. VALUE OPTIONS IN METHODS TO RE-ROOF - PROTECT YOUR PROPERTY VENTILATION ICE & WATER SHIELD UNDERLAYMENTS FLASHINGS SHINGLES WARRANTIES “Apples” to “Apples”

By properly preparing to remove the old shingles, the mess can be contained without damaging your property. PROTECT YOUR PROPERTY Plywood is used to protect the patio door and deck from any debris that may fall. Tarps over flowers and shrubsClean out the gutters when done. Plywood is leaned against the gutter to allow for all debris to go into the trailer. Your property should be left as tidy as before the remodeling. The Correct Method is to protect your property.

VENTILATION Prevents damage to the insulation, sheathing, and the shingles. Makes your home more efficient. Roof vents alone cannot ventilate Soffit vents are required Additional air chutes are needed The Correct Method is to install adequate ventilation. limited ventilation lets attics heat up, causing excessive heat build up. Inadequate ventilation can cause ice damming. The Industry Standard is to install new shingles when reroofing. Period. Unfortunately, most homes today have inadequate ventilation. Inadequate ventilation voids the shingle warranty, due to excessive heat buildup in the attic, which heats up the back side of the shingles. Adequate ventilation protects and makes your home more comfortable.

VENTILATION Eliminate heat & humidity buildup Dry insulation is more efficient Make your home more comfortable. Continues ridge and soffit vents are the correct method of venting the attic area. Calculating Your Ventilation Requirements Homes built prior to the late 1990s did not require as much ventilation. Upgrading with new windows, doors, siding, adding insulation makes your home more air tight, and requires more ventilation to protect it. Upgrading your ventilation while re-roofing is the best value. length width

Ice damming is caused by snow insulating the top of the ice buildup, and the heat from the attic then melts the ice and snow under it. When the water flows over the unheated overhang it then re-freezes, causing the water to back up under the shingles. ICE DAMMING Ice damming can allow water to get inside the overhangs and walls. Improper installation of Ice and Water Shield does not protect your home, damage will happen if it is not installed correctly. Ice damming causes water spots on ceilings. Problems caused from Ice Damming Icicles are a sign of Ice Damming Water backs up under the singles Water will run behind the gutters

The Correct Method keeps the water out. Minimum standards to meet the Building Codes require Ice & Water Shield over the unheated overhangs and to extending two feet over the heated area of the structure. Protect your home by installing the barrier behind the gutters. ICE AND WATER SHIELD Some bids are figured assuming that there is Ice shield, regardless of the old nail holes penetrating it. Most bids are figured to install new ice and water shield, however only over the exiting gutter apron. The correct method is to remove the gutter apron, install the barrier between the gutter and fascia. The correct method is to install the ice barrier, then the gutter apron preventing water infiltration.

The Correct Method eliminates problems. Minimum standards to meet the Building Codes Is to use a deck protection. Deck protection prevents water that blows under the shingles in high winds to drain away from the roof deck properly. Protect your home by using quality, breathable underlayment. UNDERLAYMENTS Some bids are figured assuming there is existing paper, regardless of the old nail holes penetrating it. Most bids use non-breathing paper Traps humidity under it then warps Will cause damage to the sheathing Remove all materials to the deck Replace deteriorated sheathing Install breathable underlayment. Prevents roof decking deterioration Prevents bulging shingles Shingles install solid to the decking.

The Correct Method keeps the water out. Flashings protect your shingles from high winds, and also create a water tight seal around penetrations in the roof. Protect your home by using quality, water tight flashings. FLASHINGS Some bids install the new shingles over the top of the old ones. Do not use roof edging Most bids reinstall deteriorated vent and chimney flashings Do not repair flashing mortar joints Uses edging to stop the wind from catching the edge of the shingles Protects from water blowing in Replace deteriorated flashings Repair mortar joints brick flashings Paint reusable flashings to match
