Stages of Development A Slow Starter Concept began in 1975. The plan was to build 3 main increments and The Pointe; totaling 195 homes. First 2 increments would start at Puuikena Drive and end at the top of Maono Loop. Increment I would start sales in 1981 with 47 sites; included Kaiali Place and Puuikena Place. Increment II would start in the fall of 1981 with 85 sites; includes Lelekepue and Maono Place. The developers went bankrupt due to the cost of building the access road that would travel up the ridge. HMF then took over the development for the infrastructure and subdivision work....as well as marketing and sales. Sales stalled due to the economy and double digit interest rates which also drove up construction costs. Ohlman then offered a new product in 1984...the Villas. Two models offered with lot sizes of 7600 to 14200 sq ft. Prices ranged from $415k to $475k. First of these "Villas" was on Kulana Placre. Lots of incentives, even agreement of sales at 9 1/2%. Increment III began in 1985 with 63 lots and includes Kaulana Place and Kaulana Way. In 1988 they added Increments IV, V and VI. Increment IV was lower on the ridge and includes Kahiau Loop. Increment V stretched from the western to eastern edges of the ridge; from Puuikena to Moaniala. And increment VI was mainly the eastern side of Ikena Circle. Kokololio Place and the west side of Ikena Circle came later. In 1991 sales in The Pointe started. These were 45 sites starting at $585K with lot size of 10000-30000 sq ft. Hawaii Loa currently consists of 556 homes.
