Rents include water rates & a generous contribution to utilities costs. Students are exempt from Council Tax. WE DO NOT EMPLOY LETTING AGENTS TO MANAGE THE PROPERTIES. We provide comfortable accommodation with a personal service that is seldom found in commercial student accommodation, which can cost almost twice as much. We are responsible for co-ordinating all repairs, maintenance etc at each property, and can be contacted 7 days a week. Also, we are generally 10 minutes drive from any of the properties, in case of emergency. We will endeavour to resolve any problems as soon as we can, and generally replace all faulty equipment with new, if repairs cannot be achieved quickly. Rents, Deposits, etc All Rents Include; Water charges and a generous contribution to the gas & electric fuel costs. Rent Payable; From £43 to £44 per week (see property details on web). If you are a full time student, the Local Authority shall consider the property exempt from Council Tax charges, provided you provide the appropriate Full Time Education Certificate, which you must send to the Council. Ensure that you send forms for all tenants at the property. Tenancy Duration; For University of Durham students, properties are let from 1st July to 30th June the following year. Deposit; A deposit of £75 per student is required. This represents each student’s contribution to the overall deposit for each property, i.e. 3-student house, overall deposit is £225 4-student house, overall deposit is £300 5-student house, overall deposit is £375 Furnishings and Equipment General; All our properties meet the Gold Standard set by University of Durham Accreditation Scheme. All our properties are centrally heated, fully furnished, carpeted and equipped to the above Gold Standard, as a minimum. Broadband is connected to all houses, and can be re-activated on taking up residency. This ensures that your broadband service is provided by YOUR chosen provider & will provide download speeds to suit all your demands, unlike in commercial ‘Halls of Residences’. Lounge; All lounges have comfortable suites, dining tables & chairs and coffee tables. Some additional furniture can be provided for TV stands video/DVD storage if required. Students normally add their own touches to their accommodation. Bedrooms; All bedrooms have 3/4 or double beds with mattress, a 5-drawer chest, free standing wardrobe, desk with computer chair, separate bookshelf & bedside table/drawers. Kitchen; All kitchens have free standing full size cookers or fitted cookers, fridge and freezer or fridge/freezer, washer and dryer or washer/dryer, microwave and toaster. In addition, all properties have an iron and ironing board and vacuum cleaner provided. Bathrooms; Bathrooms have a bath and shower over. Showers may be electric or fed from a combi- boiler; this ensures that hot showers are always available. Some bathrooms have separate shower cubicles. Some properties have additional WC’s or shower room. ‘Rutherfords’ Student Accommodation About ‘Rutherfords’: We have been providing Student Accommodation for University of Durham students since 1997, so we are familiar with the standards expected by Durham University Accommodation Office. Our houses cater for groups of 3 to 5 students, mixed or otherwise. The lease agreement is a joint lease, i.e. the tenants sign as a group, not individually.
