Households in fuel poverty
6
Hastoe’s Home Energy Bills Study Unexpected results from first year (2013) No evidence of higher costs from storage heaters Energy consumption and cost below national averages: only two homes exceed the Ofgem 2012 annual benchmark (£1,342) none exceeded the Ofgem energy consumption benchmark (19,800 kWh pa) some would pay >50% more to achieve adequate heating Suggest homes not adequately heated: Fixed budgets Not all rooms used Under-heating Secondary heat source (multi-fuel stoves and open fires). Frugal lifestyles
7
Passivhaus Principles German system No conventional heating Air tightness Embedded insulation MVHR Takes heat from everyday activity Design to keep cool, not warm
8
Our Passivhaus programme Study trip to Germany First scheme completed three years ago Three schemes now completed More than one hundred homes on site The right contractors The right designers The right consultants
9
Why bother? Extra costs Industry don’t really understand it Difficult to realise extra value in rent or sales No extra grant Fiddly and difficult

Affordability Average dual fuel bill pa £1,233 Wimbish results - 3 bed house £120 - 2 bed flat £52 Affordable Rents Capital costs
18
Some more findings... Low bills (irrespective of use) Lighter clothing and more heat – minimal effect on bills No condensation or cold surfaces Greater comfort Electricity use varies: appliances and use Design and build quality critical; resist value engineering Filter cleaning
