PERSONAL QUALIFICATIONS Colin P. Fay, PE LEED® AP BD+C, O+M AEE Certified Energy Auditor Colin joined PDC in 2009, and has relevant experience in building HVAC systems, plumbing systems, and fire protection systems. Supporting his design experience and expertise, he also has specialized certifications including Certified Energy Auditor certification, as well as his LEED-AP BD+C and O+M. Colin is active in the field of sustainable design including attendance at national conferences and training seminars on LEED credit interpretation, LEED credentialing, and credit documentation. Locally, he is an active member of the Cascadia Green Building Council chapter, serving as the Alaska Branch Chair. Additionally, Colin spearheaded an internal LEED training program at PDC that included marketing, organizing, and developing coursework for the in-house training of employees to achieve the LEED Green Associate Credential.

CHANGES IN OUR INDUSTRY Why now?  Energy cost increases  Push for sustainability & environmental responsibility  Improved return on investment  Alternative energy technology is now proven  Building codes

ENERGY AUDITING

WHAT IS AN ENERGY AUDIT  What is an energy audit?  What is the goal of an energy audit?  Audit levels:  Simple vs. in-depth  LCCA vs. simple payback  Identifying energy usage  Grant opportunities & institutional requirements  AHFC  DEED  Private Banks

AUDIT PROCESS

SITE WALK THROUGH  General  Identify current code violations  Identify maintenance improvement opportunities  Collect equipment information

BUILDING ENVELOPE  Review as-builts  Visual inspection  IR camera

MECHANICAL  System operation  Functionality  Remaining life expectancy  Efficiency  Controls

ELECTRICAL  Lighting levels  Lighting type  Occupancy and day-lighting controls  IR Camera for circuits

EEM/ECM DEVELOPMENT  Energy Efficiency Measures (EEM)  Energy Conservation Measures (ECM)  Engineered calculations  Energy savings  Cost/benefit analysis  Simple payback  LCCA  Return on investment  Report process

COMMISSIONING

COMMISSIONING  What is Commissioning?  “Commissioning is a systematic process of ensuring that all building systems perform interactively according to the design intent and the Owner’s operational needs.”  What is Retro-commissioning?  Commissioning for existing buildings.  Usually includes a facility assessment  Who Should Commission?

GOALS OF COMMISSIONING  Ensures the building operates properly  Reduce warranty calls  Lower operational costs  Achieve expected energy savings  Provides 3rd party voice  Ensure proper staff training

WHAT SHOULD BE COMMISSIONED?  Systems: Automatic Function  Complex Facilities  Health Care  Laboratories  Schools  Industrial Projects  Power Plants  Water/Waste-water Plants  Energy Efficient Projects  LEED  Rural/Remote Projects

LEVELS OF COMMISSIONING  Which should you choose?  Simple  Couple of systems  Simple systems  Advanced  Complex systems  New maintenance staff  Critical facilities  LEED

RETRO-COMMISSIONING  Existing Buildings or Remodels  Normally includes Site Assessment  Corrective Actions (CCA): Basic Repairs  Conservation Measures (CCM): Low cost upgrades, < 1 yr  How does this benefit?  All of the benefits of commissioning  Lower energy costs  Better building comfort and controllability  Save a lot of money in remodel costs

SUSTAINABILITY

SUSTAINABILITY  “Sustainability” vs. “Green Design”  Sustainability  Green Construction

HOW DOES IT DIFFER FROM ENERGY SAVINGS Energy is the basis of sustainable design.

BENEFITS OF GREEN CONSTRUCTION SUSTAINABLE DESIGN increased productivity fewer sick days better staff retention better test scores in schools marketing environmental responsibility

HOW IS THIS ACHIEVED? 3 rd Party Certification LEED – Leadership in Energy and Environmental Design Green Globes – Building Owners and Managers Association Energy Star

COMPLIANCE VERIFICATION  IECC & ASHRAE 90.1  Energy Standard for Building Except Low-Rise Residential Buildings  IGCC & ASHRAE 189.1  Standard for the Design of High Performance of Green Building  Typically 30% savings from 90.1  LEED  Depending on Jurisdiction  Owner Requirements  Certification vs. Design to LEED Standards  Achieve the benefits with less cost

COST of LEED Construction & Traditional Design High Performance Design LEED Specific Research Energy Modeling Commissioning M&V Documentation Registration & Application fees to GBC

LIVING BUILDING CHALLENGE  Seven petals  Site  Water  Energy  Health  Materials  Equity  Beauty For more information, visit www.living-future.org/lbcwww.living-future.org/lbc or join the Cascadia Green Building Council (email alaska@cascadiagbc.org)alaska@cascadiagbc.org
