IF THE SM COMMUNITY PLAN IS CHANGED: A line will be added to a map in our Community Plan Sudberry Properties will build a four-lane road connecting Civita (Quarry Falls) to Phyllis Place

IF THE SM COMMUNITY PLAN IS NOT CHANGED: Sudberry Properties will build a bicycle and pedestrian path connecting Civita (Quarry Falls) to Serra Mesa at Phyllis Place Sudberry Properties will widen Mission Center Road at the top of the hill Sudberry Properties will widen and improve the I-8/Mission Center Road interchange

WHAT ABOUT EMERGENCY SERVICES? No matter what, there will be an emergency-only connection at Kaplan Drive Fire Chief Mainar has said driving to Kaplan Drive would only “add a few more seconds of response time”

WHAT ABOUT THE PARK? No matter what, there will be a park built in the 6 acres along Phyllis Place, connecting to the 23 acres of open space in Civita. If the SM Community Plan is amended, that park will be divided by a 4 lane road with 25,800 ADTs.

WHAT WILL CIVITA TRAFFIC BE LIKE WITHOUT A NEW ROAD? 6.9% of the traffic from Civita will come up Mission Center Rd to Serra Mesa The other 93% of the Civita traffic will stay down in Mission Valley

WHAT WILL CIVITA TRAFFIC BE LIKE WITH A NEW ROAD? 33% of the traffic from Civita will come up Franklin Ridge Rd to Serra Mesa Increased traffic northbound on Murray Ridge Road Increased traffic on Raejean Increased traffic at 805 ramps Increased congestion on the freeway

WHAT WILL CIVITA TRAFFIC BE LIKE WITH A NEW ROAD? 33% of the traffic from Civita will come to Serra Mesa Mission Center Road 5,000 fewer ATDs The lane that would be added in the other scenario can handle that traffic, so conditions on Mission Center are actually better without the new road Murray Ridge/805 Bridge 15,700 more ADTs Twice as many cars/hour at the freeway ramp Murray Ridge between 805 and Mission Center Rd no noticeable change
