Barriers to implementing EE in existing buildings Technological / Suppliers – Fragmented marketplace with lots of “correct” solutions Behavioral / informational – Uncertainty around investment thesis, results of EE projects – Business as usual thinking about costs and opportunities Financial – High upfront costs, with savings accruing over time – Split incentives, lack of security and other typical RE finance issues Policy – Disconnect between political aspirations / commitments and reality –Uncertainty about regulatory future – risks and rewards of being an early mover CCI Building Retrofit Program CCI helps owners overcome these barriers to get projects done

9 CCI Building Retrofit Program Partnership between the Toronto and Region Conservation Authority and the Greater Toronto Airports Authority – led by local business Encouraging greening of businesses in Canada’s largest employment area CCI participated in creating the “Green Purchasing Alliance” introducing EE building technologies and suppliers to Partnership Resulted in procurements of high efficiency lighting and cool roofing products Partners in Project Green Toronto

10 CCI Building Retrofit Program The Greater London Authority has created the Building Energy Efficiency Programme (BEEP), an EU-compliant turnkey contracting process for retrofitting Currently retrofitting 42 police and fire stations - another 58 buildings to follow Initial projects will reduce energy use by over 28%, pay back in 7 years or less and reduce CO2e by over 4,000 tons per year BEEP will be taken up by other departments, boroughs and cities throughout the United Kingdom Greater London Authority

SUPPLIERS AND CONTRACTORS Learn to sell the energy efficiency thesis: lifecycle costs, cost of waiting, whole building interventions Build cross-product expertise, expertise throughout the EE value chain LENDERS / FINANCIAL INSTITUTIONS Get knowledgeable about energy efficiency Bring together real estate and environmental / sustainability teams ACTIVISTS / POLICYMAKERS Create an environment for retrofitting, reward high-performing buildings Start realistically – measurement, benchmarking, disclosure BUILDING OWNERS Get to work!
