©2008 Community Greenhouse Foundation, Inc. | www.communitygreenhouse.org 2 Community Infill Program Proactive Community Building The Infill Green Housing Program is a pro-active facilitator to provide “Green” home ownership opportunities for the working class residents of the community and residential community builders, municipalities and organizations to deliver environmentally responsible sustainable green development to the community on a larger scale. This program provides the opportunity for local residents to purchase new “green” homes at below market prices while taking advantage of long term energy saving to maintain their home. Buyers are provided the opportunity to purchase a newly constructed energy efficient home with low interest rates, no down payment or closing cost. Tax Credits, Energy Efficient Mortgages, Healthier indoor air quality are just some of the benefits homeowners will enjoy when purchasing a “Green Workforce Home”. Municipalities sponsoring the Greenhouse Program, benefit by addressing pro-actively a multitude of issues that face cities trying to move toward a more sustainable and green living community. The ability to provide a resource to local community builders to now construct “green homes” with the support that may be required to make them successful like technical support, material credit lines and a increased production schedule along with the disposal of vacant lots, abandon homes, tax owned properties

©2008 Community Greenhouse Foundation, Inc. | www.communitygreenhouse.org 3 Residential Renewal Urban and Rural cities across the United States have been undertaking the task of revitalizing or the renewal of workforce housing stock for decades. They have utilized the creations of historical districts, downtown entertainment complexes, trade zones and open air shopping areas to act as catalyst to foster the renewal of targeted areas. A majority of these projects will succeed with creative marketing, large financial investments, and time. Cities who embark on these types of economic revitalization targeting “downtown areas” rarely address a factor that has a tremendous impact on the success and time frame for the completion of these projects. Residential areas in distress or lack of residential areas surround 95% of the areas that these projects target. 25% of the homes in these areas are vacant and abandoned with another ten percent of the area homes three to six months from falling into the same category. Smart Growth and New Urbanism principles stress many factors including the importance of reducing driving for residents and for vertical construction to be “sustainable”. As the revitalization starts to occur land prices climb in value creating limited opportunities for residents who have resided in these areas to stay and take advantage of the soon to be growth opportunities and new housing inventory that will become available. The Gateways to the “Downtown Renewal Projects” are these deprived residential areas. New Business, tourism dollars, and a vibrant downtown atmosphere will be difficult to achieve when the gateways to these areas are littered with distress. The entrance roads to a vibrant downtown district should project the pride of community and home ownership. The roads should project the economical success of the city and the people who choose to live near vibrant downtown areas. The residential communities that surround these areas will directly impact the renewal of downtown areas and the amount of time it will take for the revitalization to be accomplished.

©2008 Community Greenhouse Foundation, Inc. | www.communitygreenhouse.org 4 Providing the Tools Construction Business Training and Job Creation Community Greenhouse Foundation, through existing and new Partnerships with Non-Profits, private Industry and funding vehicles has created a resource pool for Community Builders to now build Energy Efficient Green homes in a production capacity compared to one at a time. Training and educational programs will be available for contractors along with customized training for their current employees. The program includes technical training and certification programs in sustainable development, energy efficient building practices and renewable energy (Solar Energy) that are top priorities on the National level of HUD, USDA,EPA and the Department of Energy. Educational workshops Monthly workshops will be available focusing on Green Construction related subjects. Utilizing partnership agreements with over 40 Construction companies including both national and local firms representatives for these firms will assist and participate in the workshops and our Builders Mentor program.

The homes are also being designed to be flexible enough to be placed on almost any size lot while still keeping the energy savings and green benefits in use. Design professionals from all regions of the country are providing the base floor plans for their regions which then are formatted to be utilized anywhere in the country. Homes range from 900 sqft to 1700 sqft and two bedrooms/two baths to 4 bedroom/two baths. It is anticipated that the initial Models for the program will be available for review in the next 30 days. Potential home buyers should start the process to become pre-qualified to purchase one of these homes and start reviewing available lots to have their new “green home” built on now. This program can be offered not only to “workforce” buyers, it is open to anyone. The homes can also be built on someone’s own lot that they already own.
