*- Data from Government’s Press Information Bureau about Census 2011 prelim results Demography - Raigad 5.08 crore people* or 45.23% of Maharashtra are urban State’s urban population has grown at 23.7% and rural population at 10.3%, compared with national growth rates of 31.8% and 12.2%, respectively Raigad district has seen the highest growth in urbanization at 81.89% District has a population of 26,35,394 of which 36.63% people live in urban areas

Scenario Hectic economic and investment activities General economic boost due to NMIA NMSEZ, MISEZ – State Govt.’s decision to extend benefits Expansion of JNPT and Industrial growth in the region - DMIC Large-scale infrastructure projects Widening of Sion-Panvel Expressway Construction of Metro Railway MTHL Construction of dedicated freight corridor Provision of new infrastructure/upgradation for NMIA Creation of jobs in various related sectors Cargo Transport – NMIA/ Logistics Parks Container yards and CFS Innovation Park This will bring large tracts of land under Urbanization If not regulated properly, this will lead to chaos

CIDCO invited proposals from Individuals, Companies, Associations, Co-operatives, State / Central Govt. agencies, Consortiums or Aggregators possessing clear titled contiguous land parcels of 500 ha. or more across Maharashtra Offers for outright sale of land or undertaking JV/ joint dev. with CIDCO/ any other alternative model for development of the project were invited Independent self-contained and eco-friendly human settlements with proper infrastructure facilities and amenities CIDCO intends to develop at least one new town in each of the six revenue divisions and around 10 new towns across the State 4/9 proposals in MMR Region 3 proposals are in Raigad District 500 ha. Townships/Theme Cities/Industrial Estates At various stages of scrutiny

Rental Housing Program Rental Housing Programme taken up by MMRDA CIDCO has been requested to provide infrastructure to these schemes at cost Schemes not taking off Issues related to provision of infrastructure, accessibility, etc.

Panvel poised to be the gateway of this new urban impetus The scenario demands strong dose of regulatory mechanism, planning inputs and infrastructure dev The disparate requirements of infrastructure can be brought under the umbrella of a nodal infrastructure development agency – IDA The IDA created by the GoM would provide trunk infrastructure at cost Time is ripe for appointing SPA or ADA to deal with the emerging scenario Observations
