6 Benchmarks 1.Do we provide a clean environment? 2.Do we provide a well maintained environment? 3.Do we have energy efficient operations? 4.Do we provide a safe environment? 5.Has the district specified standards for improving facilities and equipment? 6.How do we communicate B and G information to the public?

#1 Clean Buildings ISSA Square Footage/HR Cleaning Ratio Guideline 30,000 Sf per 8hr employee or 3500 sf/hr. Cambridge Isanti sf/hr Cleaning Ratio Ranges from 4900 sf/hr to 6200 sf/hr. Staffing reductions have been made in past years due to tight budgets-- yet customer expectations remain high. 17 fulltime and 16 part time custodians that do primarily cleaning. Nightly cleaning during school and systematic deep cleaning during non school times. Our staffing is lean and mean and does a very good job cleaning our facilities.
10
#2 Well Maintained Buildings Maintenance Staff have developed expertise in house to provide preventative maintenance and repair of facilities. Over 800 pieces of equipment, examples including: 32 Air Handling Units 57 Rooftop Units 38 Unit Heaters 13 Condensing Units 17 Boiler Plants 3 Chillers 5 Generators Miles of plumbing piping, electrical circuits.
11
Building and Grounds Maintenance 6 HeadCustodians, 3 Day Maintenance, 4 Grounds, 1 weekend Security/Maintenance Custodian that perform the majority of the maintenance district wide. Lean and mean staffing – Recognize the Head Custodians, Day Maintenance and Grounds Custodians for the great job that they do to keep our buildings operating at a high level.
12
Maintenance Specialist Position developed 6 years ago when the square footage increased by 30%, then continued with the replacement of old, worn out ventilation systems with new energy efficient technology. Having higher level ventilation technology requires that a district have higher level skills to troubleshoot, maintain and repair equipment. Works closely with maintenance staff and provides leadership and support with building repairs, automation systems and computerized work order system.
13
Maintenance Specialist Wayne Yust is our Maintenance Specialist His training and experience with HVAC and Building automation systems has made it possible to troubleshoot, maintain and repair equipment in house, saving the district money. Why we try to limit outsourcing this work: $100.00/HR Hourly rate for HVAC contractors $150.00-$175.00/HR Controls Contractors $60.00 truck charge per trip
14
Benefits of a Maintenance Specialist 1.In House Expertise--Saves the district money on contracted repairs 2.Emergency Preparedness– Principles recommend being “3 deep” to respond – we are not 3 deep but we are 2 deep—with a district this size– Wayne and I responding to multiple facilities issues daily. 3.Achieving energy efficiency– which saves the district money on utilities—which I will cover next.
