Bank of America/JLL California water conservation Irrigation & water conservation efforts in California Presented by: Hope Hamilton, JLL
2
Agenda Bank of America’s commitment to water conservation Water conservation tactics Results Questions? Bank of America and California Water Conservation
3
Bank of America’s Water Conservation Efforts Bank of America’s 2015 Global Sustainability Goals and their commitment to water conservation Why would BAC invest in xeriscape? Irrigation accounts for a majority of our water use >>>> BIGGEST lever for improvement Bank of America and California Water Conservation
4
Bank of America’s Water Conservation Tactics Xeriscape -In 2014, six (6) banking centers with high water use landscapes were converted using sustainable low- water-use drought tolerant plant material, decomposed granite, rocks/boulders, and replaced irrigation with drip systems -Prior to 2014 drought call for action, BAC had partially converted ~100 CA sites to drought tolerant plantings and continues to transition more plant material as it requires replacement Smart Irrigation Controllers Aerators Blitz on Water Cleaning & Janitorial New Construction Standards Interior Water Use Leveraging Data Intelligence Bank of America and California Water Conservation
5
BAC’s Ongoing Irrigation Water Conservation Tactics Comply with local water restrictions Reinforce leak detection, report and repair procedures Evaluate existing irrigation systems to further identify room for improvement Defer transition from winter to spring watering schedule Intermittent “Cycle and Soak” watering application Actively manage sprinkler head overspray/run off Report aged infrastructure problems Alter soil composition, reduce fertilizers and increase mulch application Research retrofit rebates by municipality Convert traditional irrigation timers Smart Controllers Bank of America and California Water Conservation

Results The portfolio is on track to hit the 2015 targeted water reduction goal of 20% Year-over-year water reduction in California from 2010 baseline: Aerator retrofits across the US portfolio will conservatively account for 10 million gallons annually and cost is less than $2 each The six 2014 xeriscaped banking centers are projected to save 5 million gallons annually, or less than 1% of baseline and cost between $25-$35K each Bank of America and California Water Conservation Most effective water conservation tactics: -Smart irrigation controllers, high efficiency nozzles, drip delivery methods, pro-active irrigation leak checks, locking exterior hose bibs -Xeriscape is expensive and the results are pending, increased initial water requirement -Irrigation leak detector technology has been cost prohibitive Greatest opportunity for achieving landscape water conservation: -Proactive leak surveillance -Use of high efficiency heads -Turf conversion in areas with large grass lawns through attrition
