Interdisciplinary Model – Adopting Standards International Standards Local, Regional, National Standards Design & Build Standards Technical Standards GIS Standards Meta-Data Standards Hierarchy Social Models Cultural Models Environmental Models Economic Models Financial Models Demand Models Capacity Models Resilience Models, Criticality Models Condition Models Statistical Models The most fundamental of all the building blocks are not / have never been established Meta-Data Standards & Statistical Models

3 pillars of Meta-data Standards

1 st Pillar - Meta-Data Standards 1 st Strategic Decision 3-Waters & Transport & Built & Green Common Data Platform

2 nd Pillar - Asset Mgt. Information Systems 2 nd Strategic Decision One version of the truth

3 rd Pillar - Analytics 3 rd Strategic Decision DATA SCIENCE (Statistical Models) MATERIALS SCIENCE (Physical Models)

3 Pillars - Integrated Having set the scientific platform… …these must line up

Now: Spade = Spade We have a common language

The Role of BIM

BIM Enabled Investment Analytics – any House…… REVIT Models (BIM)

BIM Enabled Investment Analytics – multiple applications…… Wellington City Council – Refurbishment Data Collection Tool 77 Burke St, CHCHBerkeley Dallard City Housing Estate WGTN Bracken Rd Flats WGTN Wellington City Council – Retrospective Data Collection Tool HNZC – New Build Data Collection Tool

SPM integration Took the details from the BIM model translated them into our SPM requirements Ensured SPM could take the data needed Created a standard structure within SPM Imported the appropriate fields The import process took less than 2 minutes

Local (individual) Benefits 3D BIM data modelling is an additional up front cost… but New Architects and Draughts people are designing buildings in 3D systems – so the additional cost is reduced Electronic plans are available throughout the life cycle of the building (no redrawing) Reduces ongoing survey costs, “is it there?” and “how big is it?” are already captured – allowing focus on Condition One building, one place, all information

Local Benefits (cont’d) Plans can be modelled through to SPM (or your AMIS) before the building gets the green light, therefore operational costs become part of the initial decision matrix It allows multiple design drawings to be modelled for both renewal and maintenance at a low cost It allows multiple component iterations of a single model to be modelled against each other in SPM

Local Benefits (cont’d) It can give FM/AM Managers electronic data from DAY 1 You know where your assets are and what they are Allows evidenced based decision making

Wider Benefits An integrated Design / Build & Asset Management & Facilities / Operations Management

Design/Construction is 10-20% of ‘Building Lifecycle Cost’ Leaving how much for Asset and Facilities Managers to influence?

Where are WCC going next? We are looking at the Business case to go back and capture 3D data on all our buildings We are building tools to improve the linkage out of Revit We are looking to build a custom SQL Database to store all 3D model data, leaving SPM to do what it does best We are looking at electronic data submission of projects as Standard, not as a nice to have Proof of Concepts for other design packages e.g. Archicad

Summary WCC are moving forward with capturing our buildings in 3D Other Asset Management streams are starting to require electronic data submission We have proved that electronic data transfer from a 3D package is possible, and with a little development will become easier We are happy to talk about what we are doing. This will eventually return big dividends for the Council and NZ Inc. Haydn Read, Manager of the SAMP team has been out speaking to other major Government building portfolio managers.
