Project Scope Historical Exterior & 5 th Avenue Theatre - No visual changes - No changes to 5 th Avenue Theatre - Maintain Street Level Retail Commercial Office Space - Proposed Energy, IEQ, Materials, Water Efficiency Upgrades
7
Energy – Original Design Building Envelope – Un-insulated clay tile wall with stone cladding, single pane windows
8
Energy – Original Design Steam Radiators & Windows Energy Sources: - Seattle Steam - Seattle City Light Ventilation Systems: - Natural
9
Energy – Previous Renovations 1970’s –Air condition systems to server the Theater and Concourse Retail areas were installed –Water chillers and cooling towers 1990’s –Split system air conditioning and heat pump units were added in various parts of the building for specific offices and stores –A number of systems are 100% recirculating without OSA
10
Energy Improvements Current Energy Modifications - New DDC System - Steam Radiator Controls Planned Upgrades - Electrical Service Entrance & Distribution - Data Cabling
11
Proposed Energy Enhancements Envelope – add 2” rigid insulation to inside face of exterior wall (R=5.5 per inch) - added benefit of electrical outlets Windows – replace with metal clad wood - operable double hung, low maintenance - high performance double pane glass - trickle vents Lighting – replace with new T8 fixtures
12
IEQ Air Quality Control by Tenants Thermal Comfort Acoustical Comfort
13
Social Well Being Tear out walls Shared Facilities Informal Meeting Spaces
14
Daylighting Restore original skylights Glass Canopy
15
Materials - Exterior Existing cast stone walls in excellent shape New Seismic Upgrades – propose ICF walls (R-22) w/high fly ash concrete, minimal infiltration Remodeled Walls - Add Foam Board Insulation for superior air- sealing, moisture resistance, and insulating properties. Avoid foams expanded with (HCFCs) Low-expanding foam is the material of choice for proper sealing of window and door rough openings Replace windows (due to lead paint on existing) with New Metal Clad Wood Windows - use FSC-certified wood as a standard frame material Low-emissivity glass coatings, which allow short-wavelength solar radiation (sunlight) to pass through but reflect long-wavelength (heat) radiation back into the heated space Develop reuse strategies for highly sought after salvaged building materials such as the market for antique float “wavy” glass
16
Materials – Interior Existing in Good Shape: - Stone floors (foyer, 8 th flr) - Tile walls/floors in toilet rooms - Reuse interior doors/frames (kept in storage for future tenant improvements) Replacement: - Replace Carpet with Bamboo (where STC levels are not an issue). - Carpet Tile & Backing w/ low VOC adhesives (maximum recycled post industrial / post consumer content) - Acoustical Ceiling Tile (reuse existing in new configuration), or replace through Armstrong Ceilings Reclamation Program New: - Cabinets, Casework, Countertops using wheatboard structural cores - Low/Zero VOC Paints
