HOUSING NUMBERS The Morpeth Neighbourhood Plan (MNP) Morpeth has target to deliver 2100 new homes between 2011 and 2031. Given that permission has already been granted for 1259 in Morpeth, only 840 remain to be found-for this period. At St. Georges Hospital it has been identified that 1075 could be accommodated with over one third on brownfield site. This indicates an oversupply of housing appropriate to identified need. The MNP identifies that the 2100 homes within Morpeth included in the NCS is excessive and has made representations to have the figure reduced.

National Planning Policy Framework Applicants will be expected to work closely with those directly affected by their proposals to evolve designs that take account of the views of the community. Proposals that can demonstrate this in developing the design of the new development should be looked on more favourably.

GROUNDS ON WHICH WE CAN/SHOULD OBJECT Environmental impact Noise – truck stop, hotel, restaurant Light pollution – truck stop and hotel complex Archaeological sites Surface run off – increased flood risk ‘Hidden Gem’ ref Draft Plan Ancient woodland-further damage Oversupply of identified sites to meet Core Strategy of additional 2100 houses. The additional site west of Lancaster Park will only add to this oversupply. St George’s has the capacity to absorb 1075 houses with over one third on Brownfield site

POSSIBLE OTHER OBJECTIONS Decreased property value Security-more folks roaming the woods Impact on traffic, roads, parking, schools, health services, sewerage capacity, sports and leisure facilities Noise and disruption during construction Pathway shortcuts from new estate through Lancaster Park

THE CHALLENGE AHEAD Costs already incurred Costs to refute claims in application –Likely costs £????? –Without the financial support its not worth starting More volunteers for active roles
