2 Phase I Environmental Site Assessments (ESA) Defined as a report prepared for a real estate holding that identifies potential or existing environmental contamination liabilities. It is generally considered the first step in the process of environmental due diligence. Not Suggested

5 The Phase I ESA Report Narrative: Site description, records review, site reconnaissance, interviews, findings & conclusions, deviations, signature and qualifications of Environmental Professional. Appendices: Site map, photos, historic photos/maps, topographical maps, regulatory records documentation, interview documentation.

6 What is a Recognized Environmental Condition (REC) Basically, the presence or likely presence of any hazardous substances or petroleum products on a property where there is a significant potential that a hazardous substance has been released into the environment.
