In the Beginning…. Homeowners who needed to sell their homes listed them with a listing Agent. Buyers would drive around looking at homes and call the agent named on the sign. The listing agent represented the best interest of the seller. The buyer was represented by no one.

In Other Words: The Listing Agent is NOT working for you and does NOT have your best interest at heart!

Types of Agency Seller’s Agent (Listing Agent) A Seller’s agent lists properties and works for the seller to get them the best price and terms. They do NOT represent you, the buyer, and that is NOT good.

Types of Agency cont.. Buyer’s Agent (Not Exclusive) This is an agent in a traditional real estate office. Sure, they can represent you, but they also represent sellers (list houses). Your best interest might not be their best interest.

Types of Agency cont.. Dual Agent This is the agent that wants both sides of the commission so they say they can help both the seller and buyer, but legally they represent neither. They only represent their commission and both the seller and the buyer LOSE OUT. It’s called Double-Dipping!

Types of Agency cont.. Exclusive Buyer’s Agent (Us!) We NEVER sells houses nor represent a seller. We represent ONLY buyers, getting you the best price and terms and that IS good.

You know what we do, but now you are asking yourself “How do they get paid?” The seller signs a listing agreement with the listing agent The listing agent lists the property on the MLS and offers a percentage of their commission to any other agent who brings the buyer Your purchase contract states that the sellers pays us on your behalf

What if you want to buy a newbuild? Want to buy a new home? No problem – the builder pays us out of their marketing budget so you pay NO EXTRA for a newbuild We can help you pick the right subdivision, lot, floor plan and options to give you the greatest benefit for purchase AND resale

What if you want to buy a FSBO? (For Sale by Owner) Most FSBO’s do not mind paying a 3% co-op fee We represent YOUR best interest, not the seller’s
