6 LEED: Transforming the market The LEED Green Building Rating System for Core and Shell Development (LEED-CS) is for designers, builders, developers and new building owners who address sustainable design for new core and shell construction.

7 LEED-Core and Shell LEED Core and Shell is used to evaluate building projects where the owner does not control the interior design and fit-out. It is not available for those owners who wish to achieve exemplary performance in the Core and Shell while failing to meet LEED standards in the building interiors fit out. Those owners who have control over both the core and shell and interiors elements need to apply under LEED for New Construction.

8 LEED: Giving Developers a Competitive Advantage For the Core and Shell developer to gain market advantage from their LEED initiatives, they must be able to use their LEED-CS designation as part of this differentiation. LEED-CS responds to this need by allowing for “pre- certification” prior to the construction of the building.

11 LEED-CS issues: Site In addition to the 8 site credits in LEED-NC, an addition credit awards 1 point for “Developing Tenant Design and Construction Guidelines” JP Morgan Chase, San Francisco

12 LEED-CS: Water Credits For LEED-CS, there is no change from LEED-NC, which awards 5 possible points for water use reduction, efficient landscaping, and use of innovative wastewater technologies. IDX Tower, Fourth & Madison, Seattle

13 LEED-CS: Energy and Atmosphere Credits LEED-New Construction has 16 possible EA credits. LEED-CS emphasizes these opportunities but makes no additional changes. Calpine Center, Houston
