Protecting People, Property and the Planet What is BREEAM?
4
What is BREEAM The world’s longest established and most widely used environmental assessment method for buildings - Created in 1988 and launched in 1990 Over 200,000 buildings certified, over a million registered for assessment since it was first launched. Protecting People, Property and the Planet What is BREEAM In-Use?
7
An environmental assessment method for existing (in use) non-domestic buildings. A standard (BES5058), easy-to-use assessment methodology and independent certification process Identifies parts of a property portfolio that are under performing and may require refurbishment. Improves environmental performance and building management On-going assessment method to encourage continual improvements

Categories assessed within BREEAM In-Use Energy Health and wellbeing Management Water Materials Pollution Waste Transport Land use & ecology
9
Weightings and Star Ratings Each environmental issue is weighted differently BREEAM In-Use provides Star Ratings which vary between 1-6. <10% UNCLASSIFIED - >10% ACCEPTABLE >25% PASS >40% GOOD >55% VERY GOOD >70% EXCELLENT >85% OUTSTANDING

BREEAM In-Use Assessment Parts Assessment PartDescription Part 1Asset performance – the inherent performance characteristics of the building based on its built form, construction and services Part 2Building management performance – the management policies, procedures and practices related to the operation of the asset; the actual consumption of key resources such as energy, water and other consumable; and environmental impacts such as carbon and waste generation Part 3Occupier management – the understanding and implementation of management policies, procedures and practices; staff engagement and delivery of key outputs
11
BREEAM In-Use KPIs (Key Performance Indicators) Data input during assessment is used to calculate 10 KPIs Outputs comprising of data relating to energy, transport, water and waste KPIs represent a set of measures that focus on those aspects of environmental performance that can be used to measure consumption and emission targets KPIs can act as a facilitator for establishing baselines and for organisational benchmarking against industry standards Note: The KPIs do not directly relate to the BREEAM In-Use ratings.
