5 Initial Clearing Stages- Find home location deep into the woods

6 Clearing Continued…. Home location was found and agreed upon by all parties. Nearly 600 feet into very thick, overgrown woods. We cleared and grubbed about 3 total acres. After soil test were done, foundation phase soon began.

7 Foundation Reinforcement Some of the form crew fabricating steel reinforcement beams for the home. Over $10,000 dollars in steel rebar were used in this slab.

8 Foundation Phase We were able to begin this phase right on schedule in mid January 2014. This slab was enormous and the design contained huge beams and footings running throughout the slab.

9 Vertical Reinforcement In addition to footing and beams, we had vertical rebar tied into the slab every 16 inches. This rebar was placed to tie in exterior concrete walls into the foundation. We used 8 foot sticks of #5 steel rebar for this reinforcement.

10 Slab Pour – February 2014 Pouring concrete in colder weather can be tricky. Being in February conditions were not ideal. Temperatures highs for slab cure time were 63- 69 degrees and lows were around 40 degrees.

11 Slab Curing Curing concrete in colder weather takes much longer. In order to prevent extra cure time, we used loads of tarp, visqueen and other building materials to act as a “concrete blanket” in attempt to keep curing temperatures as warm as possible. We used similar material to this during curing

Weather was not a factor House slab totaled over 215 cubic yards of concrete. The slab costs totaled up at $52,340.70 for this project.

15 Exterior Wall Framing Phase

16 Concrete Wall Forming For this home design, we used 10 foot tall, 6” thick 3000 PSI concrete for the exterior walls. Rebar is placed vertically on 16” centers and tied in horizontally every 16 inches as well. Concrete forms were rented from BSG building supply for this project. Concrete Rental Form

20 Finished Wall Totals Total concrete material for these walls was 81.7 yards. Rebar total was right under 230 #4 20 foot long sticks Exterior wall phase for this house cost total was $43,003.72

21 Interior Wall Framing All interior framing and joisting for this home was done with steel. Exterior concrete walls were built off of using 25 gauge 1-5/8 inch steel studs and track plates. All other interior walls were framed using 18 gauge structural steel studs and track.

25 Interior Framing Totals All joists were framed using 18 gauge 6” steel joist, fastened with 5/16” hex bolts. Framing and joisting went very quickly. Our team is experience steel framers. Total costs for this framing phase was $28,644.19.

26 Roof Framing System All roof framing was done using 18 gauge 6 inch steel studs. Rafters had to be spliced in some areas using 6 foot steel track splices, fastened to 2- 18 gauge 24 foot long steel studs. Ridge beams were made of a welded connection of 8” steel stud and 8” steel track.

28 Roof Framing Original roof plan was a engineered pre- manufactured steel truss system. Costs for this custom build were over $50,000 on all quotes for material. We decided to custom build our own roof truss system for this build.

29 Roof Costs Total cost for this phase was $46,499.25. This price total includes all material and labor for framing, decking and shingling the entire roof. Estimated savings of around $20,000 dollars by not ordering pre- manufactured truss system.

30 Soffit and Fascia

31 Soffit Framed using 25 gauge steel stud, track and steel angle. Soffit displays a 2 foot overhang along perimeter of home and on all covered porches. Lids were boarded using 5/8” densglass sheathing. Soffit was later finished using a beige stucco finish.

32 Brick Veneer Standard sized bricks were used (2-1/2”X7- 5/8”) Brick choice is a used, historic brick taken from 100+ year old buildings around the Mobile,AL area. Total bricks used were 24,000 for this house, stairs and all add ons.

33 Brick Costs Bricks are very old and are a mixture of many colors. Back patio brick close in, paver patio floor, driveway gate columns have been added on. Brick veneer is currently in progress. Updated phase quote for material plus labor is $39,504.11

34 Trim and Carpentry

36 Trim Totals Over 8400 linear feet in trim and carpentry material used. All casings jambs and window frames were made on site. Most material was MDF trim bought in 16 foot pieces. Nearly $25,000 worth of unpainted carpentry to date.

37 Closed Cell Spray Foam Insulation This home uses closed cell insulation surrounding all conditioned areas of the home. This material really helps with energy efficiency and seals the home completely from moisture and outside unconditioned air.

38 Sheetrock ½ inch sheetrock was used in this home. 12 foot boards cover the ceilings and 10 foot boards stood up cover all the walls in this home. All walls were finished, textured with an orange- peel finish and a base paint coat was sprayed on as of mid-April.
