GETTING HELP FOR LARGE ENERGY EFFICIENCY IMPROVEMENTS AT A SMALL COLLEGE Anne Duncan, Environmental Sustainability Coordinator Terry Rowe, Sales Team Leader

Wartburg College FY12  1805 student enrollment  $49 Million Endowment  12:1 Student Faculty Ratio  32 buildings  85% campus residents  Municipal Utility, Waverly Light and Power

2012 Efficiency Improvements  $2.4 Million Contract  3486 Lighting Fixtures  Building Automation & Boiler Replacement  1152 Water Fixtures  $270,000 Annual Guaranteed Savings  18% decrease in GHG Emissions  (2025 goal of 20%!!)

The Process  Connected by cold call  Investigate, check references  Investment Grade Audit - $150,000  Contract for 14 ECM’s in 19 buildings  On-site supervision  Sub-contractors for execution.

The Money $$$$  Borrowed from Reserve Fund  Utility Rebates  Savings Guarantee of 15 years  (10 year payback, 15 year guarantee no brainer)  Payback Reserve Fund  After Payback invest in more energy efforts  Development of Sustainability Program

This project was partially funded by a State Energy Grant from the Iowa Office of Energy Independence, which is now part of the Iowa Office of Economic Development, with funds from the American Recovery and Reinvestment Act of 2009.

Why Schneider Electric?  Vast international resources  On-site management  Consistent and Ongoing Reporting an contact  Easy to work with, helped us understand  Field Experience  Grant support  Local contactors selected when able  Guaranteed Savings

The Beginning  What Facility improvement program performed by an ESCO  How Reallocate funds that typically pay or utilities back into infrastructure  Where Typically in publically owned facilities: K-12, Federal, State, City  Why Guaranteed Savings: Schneider Electric will write a check if Guaranteed savings are not realized

ESPC Process Design Engineering Looking at the buildings as systems Different than “ piece meal ” approach (deferred maintenance) Provides better function and performance Savings leveraging: Improving a building as a system allows for quick-return items to help fund needed lower-return upgrades Relationship and Accountability Long-term partner for performance ESCO designs project around long-term performance goals Energy savings and function of project are tracked long-term Expert energy managers as ongoing resource

Environmental Responsibility  Third largest user on Waverly Light and Power Grid  Reduce carbon footprint  Commitment to sustainability

HOW?

 Determine Energy Conservation Measures  What is the science behind the measures  What is the business case

What Did We Do?  Lighting Retrofits  Building Automation Systems  Water Conservation Measures  Boiler Replacement in Luther Hall  Dedicated Heat Recovery Chiller in Wellness Center

THERMAL ENERGY ABSORBED FOR RECOVERY SOLAR ENERGY BIO ENERGY ELECTRIC ENERGY HOT WATER HOW IS HEAT RECOVERY A RENEWABLE FORM OF ENERGY?

Fiscal Responsibility  Determine the payback  What is the Net Present Value  What is the Internal Rate of Return  How is it to be funded

Funding  Used energy savings as a cash flow  Grant from the State of Iowa State Energy Program-Office of Energy Independence ($666,666)  Rebates from Waverly Light & Power  Other internal sources

Results  Reduced Carbon Footprint  Reduced burden on electric grid  Job creation  Verified energy savings

Reduced Carbon Footprint

Other Impacts Reduced Burden on Grid (1.7 MW) Job Creation: 30 individuals directly worked on this project

1.5M kWh/year 1,700 kW/year 133,000 therm/year 4.2M gal/year $270,000/year
