FY 2011-2012 Dues Collection Dues will be $138/annually for the upcoming fiscal year Fiscal year run July 1, 2011 to June 30, 2012 Dues notices will be mailed out by April 15th and due by June 30th Please notify the treasurer by May 1st if you have not received a dues notice

State of the HOA Neighborhood current statistics 1 builder (Curtis) 406 Total Lots 330 Construction Complete 70 To be Built 6 Common Area/Utility Easements Architectural (Jay) Sheds (4 requested and approved) Fences (10 requested and approved) Decks (8 requested and approved) Patios (1 requested and approved) House design change (3 requested and approved) Finance Holding our own on costs – held our own for cost in 2010 but cost are increasing for 2011 63 homeowners are in arrears - 5 being 2yrs or more 10

2010 Accomplishments Board Member’s Chris Hernandez reelected to full 3-year BOD term and Sarah Brant elected as Treasurer Continued long-term common area development plan New Mailboxes on Silver Slate & Sandstone (7 total) Continued use of Woodlawn Lawn Care as landscaping maintainer and expanded service area Need new photo 11

Tree removal/debris clean-up: Several locations along Green Leaf Drive, Sorrel Drive, Willow Wood, and Moongate Lane Cleanup of common area along Greenleaf Drive (across from Schwartzkopf) Pet waste receptacles: 2 Installed in Common Area Painting: Curbs painted around fire hydrants Street Sign Posts Vinyl Signs Purchased to announce meetings & National Night Out. 2010 Accomplishments 12

Theft/vandalism of homeowners (homes and autos) and from new construction homes (earlier in year) Several homeowner email complaints received Constant speeding complaints Animals at large General Maintenance (home exterior/lawns) Foreclosed homes Parking / 4 wheel driving on common areas Trash thrown out vehicle windows 2010 Adverse Events 13

Homeowners Responsibilities Be a good neighbor Keep home and surrounding area clean and free of debris/clutter Pick up after your animals (use leash for walks) Keep grass neatly trimmed (both sides of sidewalk) Respect your neighbors and their property Notify the BOD of any violations or nuisances you are unable to resolve Check the website for news and updates Police yourself and be familiar with the covenants and restrictions of Greenbrier (e.g. No storing of RVs and boats.) Get approval BEFORE you build (fence, deck, addition, shed, and etc.) 16
