Before groundworks start builders mark out where the house will be. Then they dig the trenches for the pipes.
They also do trenches for the foundations, and build it to ground floor level. Concrete is then poured to make the ground floor.

3. Brickwork to first floor

Lintels and formers for doors and windows
Blockwork (is the part that’s hidden) is the first step to the brickwork. Next it’s the insulation. After that it’s the brickwork (that’s the part you can see).
To help spread the load, lintels are fitted above doors and windows gaps, sometimes formers are used to help the fitting of windows later.

4. Joist in brickwork to second floor

Raise scaffolding
Continue blockwork
Continue insulation

Once the blockwork is to the first floor joist are put in and the scaffolding is raised.
The brickwork, blockwork and insulation are carried on to the roofline.

5. Roof on Joist and rafters in Felt and batten Tiles Fascia and soffits
After the brick has got to the roofline the builders put joist and rafters in.
Sometimes the rafters are premade and lifted in to place, or can be cut and made on site.
At the same time other builders are filling in the gaps at the to ends with blockwork, brickwork and insulation.
Roofers felt and batten the roof. They start at the bottom overlapping the felt until the top, where they bend one piece of the felt over the top.
Finally they tile roof the same way they did the felt, from the bottom. Finishing with the ridge tiles (that’s the tile at the top).

6. First fix Fit windows and doors Put in mains wiring
Pipework to kitchen and bathroom
The first part of the first fix is to fit the doors and windows, this makes the house water tight.
Next they put in the internal walls.
They also feed the pipework to the rooms that need it.
They also feed the mains electric wiring around the house.

7. Plastering Plastering Fit inside doors and skirting
The inside walls are plaster boarded but leave holes socket, switches and pipe work.
Then the whole house is plastered.

8. Second fix Fit kitchen Fit staircase Fit and tile bathroom
Fit lights, switches and sockets
Fit radiators
In the second fix they fit the kitchen, staircase, lights, sockets, switches and radiators.
They also fit and tile bathrooms.
As well as doors and skirting boards.

9. Finishing touches Painting walls and ceilings Fit carpets
Landscape grounds
Finally they landscape the grounds.
After words they paint the walls, ceilings and any wood work.
Just before the house is sold they fit the carpet.
Just before they move in somebody walks round to “snag” (to make sure everything is fine).
