2 Purpose and Need 1.The CBJ Comprehensive Plan has called this area Juneau’s Arts, Cultural & Civic District for years, and citizen’s actions to build the state museum, support the JACC and more reinforce this. Area is zoned for higher density mixed use development with housing. More focus is needed to move forward. Support State Capitol. 2.A lot of activity will be occurring in and around this District. It is therefore a good time to provide more direction to help guide both public and private sector investment here. What should CBJ be encouraging on its land?

77 Plan Implementation 1.Planned, sequenced investment for streets, sidewalks, public space (possibly in tandem with a private sector development) 2.Set public goals # of market and affordable housing # new private sector jobs transportation demand management, sf 1 st floor commercial building design 3.Incentives for private sector investment and design that achieves public goals (low interest loans, property or sales tax relief, density bonus, parking reduction)
