10 Feasibility Project has proven to be feasible and prudent, given that the following parameters are met: Mix of House Sizes: Particular mix of sizes makes Pro Forma work 12-month housing agreements in lieu of 9-month – the only alternative is 33% increase in rates Lease Term: Housing Rates: Comparative rates to existing per-month rates in Fountains Rental charge for common spaces to the Organization Base Rent:

Feb. 5 – March 1 Orgs. provide feedback on documents March 15 UNF provides any changes/revisions Feb. 5 – April 1 Orgs complete items associated with Requirements and submits preferences Apr. 1 – Apr. 30 Organizations present to panel April 30 UNF makes decisions about which orgs qualify for housing. May 1 Orgs are notified as to UNF decision. June 1 Orgs agree to form of lease and submit $20,000 down payment

14 Lease Highlights Premises: Portions of the house consisting of foyer, kitchen, chapter/multipurpose room, living room, guest bathrooms, hallways, storage areas, study rooms, laundry room, patios, and outdoor recreation areas immediately adjacent and connected to the building. Premises do not include residents’ bedrooms or baths. Residents enter into individual agreements for bed space with UNF’s Office of Housing for 12 months. Term: Initially 5 years, with 5-year term extensions thereafter on mutual agreement

Security Deposit: $20,000, constant Use: Limited to active and alumni members; residence in house restricted to active members and live-in director. Live-in director required. Occupancy: House must not fall below 80% occupancy for more than two consecutive years. Maintenance: UNF maintains Premises and house, structure, roof, mechanical equipment, windows. Organization is responsible for regular custodial service in the Premises. Assignments/Subletting: Not permitted without UNF’s consent.

Base Rent: Amount payable annually on August 1 of each lease year; Increase of 4% per year. 36 bed freestanding house = $61, bed townhouse = $43, or 20 freestanding house = $27, or 20 townhouse = $19,250 Additional Rent: UNF Housing’s comparable rate for any unoccupied bed space, billed by UNF
