Management of the site Raven – cleaning of communal areas and windows to the building and general landscaping. Raven manages tenants.

What is a Defects Liability Period ? 12 months from handover of the keys Contractor has responsibility for correcting defects Raven holds money from the contractor as a ‘retention’ Retention paid at end of defects liability period when all defects are made good Property then treated as normal

What is a defect? A fault with the structure of the building or fittings supplied by the builder, which are not due to:- – Action by the tenant – Wear and Tear (These are items that Raven are normally responsible for, as detailed in the tenants handbook.) Defect must materialise in first 12 months apart from structural defects, for which there is a warranty

Reporting Defects (1) Resident reports defect to Raven Fill out defects report form Email one copy to the contractor, Francis Construction, at willbarratt@francisconstruction.co.uk Francis Construction’s Out of Hours Telephone No: 07867 505935 9 Will Barratt) Fax a copy of the defects form to the Employers Agent, (Rund Partnership ) on 02380 647800 Include AS MUCH detail about the defect as possible Keep all defect report forms on file

Reporting Defects (2) Out of Hours Resident calls Raven’s ‘out of hours’ number Amicus calls Francis Construction’ s Out of Hours Telephone No: Will Barratt, Contracts Manager (24 hr contact – emergencies only out of hours) Rectification of Defects If defect is not completed within the correct timescales, notify Francis Construction and Development. With agreement of the Development and the Employers Agent, Raven to organise for the work to be done Notify cost to Rund Partnership
