4
Strategic Context 1. Halve your consumption! 2. Then halve it again 3. Then do some more
5
Strategic context
6
Old Market Place 2050 Target Legal Climate Change Act UK committed to reducing CO2 emissions by 34% by 2020 and 80% by 2050. Economic Forces Energy Company Obligation will subsidise upgrades for £1.3 billion a year. FIT & RHI Social Incentives and penalties are being put in place to “nudge” home owners and businesses to go green and retrofit their homes: and F&G rated properties 2018. Driving Forces
7
7 Fuel-poverty needs to be addressed Levels of Fuel-poverty* in London Boroughs
8
The Green Deal & ECO ECO Green Deal
9
ECO - things to consider 1.Probably not 100% funded 2.Tenant Experience – disruption 3.Unknowns and unintended consequences 4.Wider Community
10
The Opportunity Reduce Carbon Emissions – reach targets Develop the local economy Every £1.- saved on energy bill has a multiplier effect of £1.47 to the local economy Improve public health Every £1 spent on warmth will save the NHS 42p The social implications of retrofit are very positive Energy Efficiency works are one of the best ways to regenerate communities. London is ideal for ECO 58% of the properties are Solid Wall 10
11
The London Factor CERT money 5% went to London Increased cost of parking Congestion Zone Small supply chain within M25 600,000 homes within conservation areas Planning processes Hassle Factor – securing buy in
12
Partnership What is possible? Reducing parking cost? Up skilling of planners? Using Borough Data? Policies in favour of ECO measures? Promoting ECO? Demands Local Community Schools & collages Local supply chain Training & Qualifications Minimum Energy Efficiency Standards Better rates of funding
13
Existing Contracts that will involve this type work
14
Repairs and maintenance Fuel switch from electric? Loft top up? External wall insulation Glazing? Draft Proofing?
15
Vision 15
16
Why Vinci is different? Testing Cladding systems since ‘86 for Kingspan, St Gobain, Knauff etc Low Carbon Consultancy – Carbon Zero Hub – EST etc Any type of energy survey, audit or feasibility study Energy Management, monitoring BIMs. 16
17
Lessons Learned - real world retrofit feedback Carry out a pilot on a single property This is disruptive work Ensure services are not effected Site set up needs to be close to the works Easy Distribution / good tenant interaction TLO’s are essential Be aware that these are weather sensitive works
