Introduction City of Playford and SA Health cooperated on the development of a Master Plan for area around LMH Hames Sharley (architects and planners), and Leedwell Property were appointed to prepare the Master Plan Master Plan completed and public consultation undertaken

Background Hospitals create opportunities for other ‘spin off activities’ Investigations identified infrastructure in the area is satisfactory for additional development – roads, drainage, electricity, telecommunications etc Opportunity to generate jobs, economic development, improve facilities and quality of area Major population growth forecast in northern Adelaide

Process / Approach Initial Urban design and site analysis Property and demand analysis Defined opportunities and prepared concept plans Developed draft master plan Developed final master plan Process included consultation with wide range of individuals and organisations

Opportunities: Study looked at the variety of development possible in the area Education and training Research and laboratories Simulation facility Private medical rooms Associated health and allied services Medical and Lab Equipment manufact ure and supply Community health Community centre, child care Convention facility Non-medical offices and consulting Cafes and restaurants Additional retail / shops Various residential accommodation

Opportunities Over next 10 to 15 years: 30 to 40, 000 square metres of development is possible $75 to $100 million of development

Development Options The Consultant team decided that the best approach was to make use of the existing street pattern for development Most practical without consolidating land Makes use of existing street and allotment network

Key Features Core hospital for emergency, acute care, special and general medical services (plus Helipad) Allied health along Haydown Road and Oldham Road Development of Haydown Road as a ‘high street’ Redevelopment of shopping centre to front Haydown Short term residential and medium density residential along Oldham Road and Rollison Avenue Option for future extension of hospital and / or allied health over Mark Road

Progress Council adopted master plan Land rezoned - Development Plan Amendment (DPA) approved by Minister in 2012/13 Promoted potential for development in the precinct The largest building ($51.8m) of LMH’s opened in July 2013, delivering 96 new acute hospital beds. Developers interest – retail & other University & Industry continued interest
