More than 50% of the units in a community must be considered skilled nursing or assisted living in order to be eligible as a Senior Care Facility.  Healthcare team has created guidance document of options for mixed communities, explaining when an independent living building may or may not be excluded for the purposes of obtaining a benchmark

March 2011 Green Power Purchases  Technical Reference Document  New document to explain types of purchases and entry requirements  FAQs  I am purchasing green power generated and delivered by my local utility; does this improve my ENERGY STAR score? No. This has an environmental benefit (REC) that you can track separately, but does not lower the energy needs to operate the building.  How does Portfolio Manager include the electricity consumption from my building’s onsite solar or wind system when calculating my score? The energy used from your system must be reported in total and included in source and site energy. The on-site system has a lower source energy than equivalent grid purchases and therefore will contribute to a higher ENERGY STAR score.  Do I receive credit in Portfolio Manager for the export of onsite generated renewable electricity back to the grid? No. The export of energy back to the grid does not lower the energy required to operate your building. 14

15. March 2011 Green Power Purchases  FAQs (continued)  Does the Total Emissions value reported in Portfolio Manager reflect the emissions avoided from my utility green power and RECs? No. Total emissions reports the emissions associated with your energy use. The avoided emissions from RECs are not included but are tracked separately – these are generally separate line items in emissions reporting protocol.  Can I account for forms of onsite renewable energy other than solar and wind (e.g. biomass or landfill gas)? Not at this time.  If I do not know the resource type or location information related to a green power purchase what options do I have for inputting data into Portfolio Manager? Location: enter that the location is unknown Generation Type (solar wind, etc): consult with your provider and enter a best estimate at time of purchase. Actual values can be entered at the end of the delivery period. 15
