8  Original budget expenditures were projected at $14,271.00 The majority of these expenses encompass: ◦ Legal fees associated with placement of liens ◦ Insurance ◦ Engineering Expenses for Pond Survey ◦ Maintenance and Improvements  Lawn Care  Pond repair and maintenance  Muskrat Removal  Actual budget expenditures were $12,008.26

16  Lamp Post: Please check your lamp post to verify it is in good working condition. We can help give you suggestions for repairs if needed  Animal Waste: Please pick up after your pets in the common areas  Garbage Cans & Recycle Bins: Please keep an eye on the covers of your garbage cans and lid for our recycle bins on windy days. Use bungee cords & weights if needed to keep the garbage blowing to a minimum

20  What is the purpose of the ACC? ◦ Assist the Board in administering the approval requirements outlined in the Covenants. ◦ Collect and maintain accurate records of property improvements and approvals. ◦ Review and approve new applications for improvements.

21  What does the ACC regulate/approve? ◦ Whatever is required in the Covenant ◦ Permanent improvements See the covenant for examples and lists at: www.lillycreekhighlands.com

22  How will our submission be evaluated? ◦ Criteria listed in the Covenant ◦ Guided by opinion of adjacent property owners ◦ Guided by the SurveyMonkey responses received from the members of our Association

23  What is the process for approval? ◦ Written requests will be received by the ACC – See the website for the approval form ◦ ACC will acknowledge receipt of request in writing  ACC will contact adjacent property owners for permanent structures  ACC will request additional information if submission is incomplete  ACC will review submission when it is completed and conditionally approve or deny ◦ Completed documents will be stamped and copies returned to the Board, Owner and the ACC for archiving

24  Is there an appeal process? ◦ No appeal process is outlined in the Covenant ◦ Written appeal notification will be received by the board ◦ The full LCHA Board/ACC Committee will review the reasons for the appeal ◦ Majority vote will rule

25  Is Architectural Approval / Drawings ◦ LCHA attorneys are in the process of communicating with the developer to obtain all past association approvals ◦ Membership will be contacted for copies of past approvals if not received from the developer ◦ If nothing can be obtained, an approval form will be distributed to the homeowner in order to create a file on each property, and an approval created for future use and consistency

26  COMPLAINT PROCESS ◦ Written concerns will be received and acknowledged by the LCHA Board for:  Improper or inadequate maintenance  Safety issues  Inappropriate actions  Property improvements that have not been submitted for review ◦ The homeowner affected will be notified of the complaint ◦ If necessary, the Board will determine actions to be taken:  Warnings  Fines  Property Liens
